Ocean City market overview
Ocean City is a barrier-island resort built around ten miles of free public beach and a boardwalk running 2.9 miles from the Inlet to 27th Street. Families come back to the same blocks year after year, anglers come for the Inlet and the canyons offshore, and Assateague Island National Seashore — wild horses, undeveloped dunes, no boardwalk at all — sits a few minutes south of the town line.
The demand curve is one of the sharpest on the mid-Atlantic coast. July is the year's peak by a wide margin, with occupancy above eighty percent at the highest nightly rates on the calendar, and June and August close behind. September is a genuine shoulder: the ocean is still warm, rates hold well above the winter floor, and weekends keep filling into October. From November through March the island goes quiet — occupancy in the single digits, rates near their floor — and those are the months owners use for renovation and repair.

In a market this seasonal, the gap between a well-run home and an average one opens up in June and September — the weeks either side of the peak, where pricing and readiness decide whether the calendar fills. Vacation Rental Taxes and Regulations in Ocean City, MD
Short-term rental is a licensed, ordinary use in Ocean City. The town is an incorporated municipality, so a home inside the town line answers to the Town of Ocean City for its rental licence and to Worcester County and the State of Maryland for tax.
Lodging taxes
Two taxes apply to a stay, and together they come to 12%. Maryland levies its 6% sales and use tax on accommodations, administered by the Comptroller of Maryland. Worcester County adds a 6% room tax on any rental of four months or less, collected by the County Treasurer's Office on a monthly Room Tax Report, with payment due the 21st of the month after the stay. Before the property is rented, the owner or the managing agent files an Application for Room Tax with the Treasurer.
Licensing your rental
Renting for any length of time requires an annual rental licence and a noise control permit from the town's Division of Rental Housing. Renting for 30 consecutive days or fewer requires a Short-Term Rental License in addition. The application asks you to declare the number of bedrooms and the parking available and to name a contact person, and submitting it is consent to inspection during reasonable hours. Licensed rentals are inspected on a five-year rotation, selected at random — single-family homes, duplexes and townhouses by the Division of Rental Housing, and condominium apartment buildings by the Office of the Fire Marshal, coordinated with the association.
Rules that continue while you rent
The named contact has to be able to respond to problems at the property within sixty minutes, accept legal notices and handle code violations. You may not advertise more bedrooms than the building permit approved, and rooms, attics and garages may not be converted into bedrooms without the required permits. Overnight occupancy in the R-1 single-family and MH districts is two people per bedroom plus two, excluding children ten and under; in every other district occupancy is set by floor area, at forty square feet per person.
How Fairly handles it
We register your home for the Maryland sales tax and the Worcester County room tax, collect both on every booking and remit them, the county's monthly reporting included. We assist with the rental licence, the noise control permit, the short-term rental licence and each annual renewal, and your caretaker is the local contact the licence requires.
Operating a vacation rental in Ocean City, MD
Ocean City compresses a year of hospitality into one summer: occupancy clears sixty percent only in June, July and August, so turnovers stack back-to-back through those three months while every cleaner and parking space is spoken for at once. Salt air works on screens, outdoor showers and HVAC coils the rest of the year. The town's rental licence adds conditions that hold all season — you declare bedrooms and parking, you may not advertise more bedrooms than the building permit approved, and overnight occupancy in the R-1 single-family district is capped at two people per bedroom plus two, not counting children ten and under. The licence also requires a named person who can respond to a problem or a code complaint within sixty minutes. With Fairly, your caretaker is that person: a single point of contact who lives nearby and handles every turnover and walkthrough personally.
Frequently asked questions
Can my Ocean City home be rented short term?
Yes. The town licenses it. You need an annual rental licence and a noise control permit from the Division of Rental Housing, plus a Short-Term Rental License for stays of 30 consecutive days or fewer. The application declares your bedrooms and parking and names a contact who can respond within an hour. Fairly assists with it and with each renewal.
What taxes does an Ocean City vacation rental pay?
Maryland's 6% sales and use tax on accommodations plus Worcester County's 6% room tax — 12% of each stay. The county Treasurer takes a Room Tax Report every month, due on the 21st. Fairly registers your home for both taxes, collects them on every booking, and remits them with the county filing.
When does an Ocean City home earn the most?
July, by a wide margin: occupancy above eighty percent at the year's highest nightly rates, with June and August close behind. September and May carry the shoulders, and weekends still fill in October. From November through March occupancy sits in the single digits — the window for renovation and deferred repairs.
