Sussex County market overview

Sussex County holds all of Delaware's Atlantic coast. The beach towns run south from Lewes and Cape Henlopen through Rehoboth Beach, Dewey Beach, Bethany Beach and South Bethany to Fenwick Island at the Maryland line, where the same barrier island carries on south as Ocean City under Maryland and Worcester County rules, with Ocean View and Millville just inland on the bays. Visitors drive in from Washington, Baltimore and Philadelphia for boardwalks, guarded ocean beaches, the inland bays behind the dunes and the Delaware state parks that frame the coast. West of Route 1 the county turns to farmland, and nearly all of its vacation rentals sit within a few miles of the water.

The rental year is a summer one. In July, top homes are booked about four nights in five, and nightly rates are roughly double their January level. June and August are close behind, and May and September are useful shoulders. From November through March, top homes are booked fewer than one night in ten, and January and February are nearly empty. That makes late winter the time for maintenance, upgrades and owner stays.

What homes earn in Sussex County, DE

The chart draws on top-performing vacation rentals across Sussex County — Airbnb and Vrbo listings with a review score of 4.8 or higher that were available or rented at least 300 days of the year. Nearly all of them sit in the beach towns and the communities around the inland bays, so the curve describes a shore home. June through August produce most of a year's revenue, and bedroom count and distance to the ocean move a home's figure most. You can customize a projection for a specific home.

Vacation Rental Taxes and Regulations in Sussex County, DE

Short-term rentals are allowed across most of the county

Your home can operate as a short-term rental almost anywhere on the Sussex County shore. What it owes depends on which government it sits under. Many homes with a Lewes, Rehoboth Beach, Bethany Beach, Ocean View or Selbyville address are outside those towns' limits, in unincorporated Sussex County. There, the state lodging tax is the only lodging tax and no town license applies. Inside a town, that town's rental license and rental tax apply as well.

The exception is the Town of Selbyville, which prohibits short-term rentals of every kind within town limits. The communities along Route 54 west of Fenwick Island that carry a Selbyville address lie outside those limits, in unincorporated Sussex, and the ban does not reach them.

Lodging taxes

Delaware levies a 4.5% short-term rental lodging tax on every stay of 31 nights or fewer, administered by the Delaware Division of Revenue. It is charged on the rent alone; cleaning fees, linen fees and security deposits are excluded. Sussex County's own lodging tax applies to hotels, motels and tourist homes, not to short-term rentals.

The beach towns each add a rental tax of their own on gross rental receipts, paid to the town rather than the state. Lewes, Rehoboth Beach, Dewey Beach, Bethany Beach, South Bethany, Fenwick Island, Ocean View and Millville all levy one. Rates differ from town to town, and so do schedules: Lewes, Rehoboth Beach and South Bethany collect once a year, while Bethany Beach, Ocean View and Fenwick Island collect twice.

Town rental licenses

Each of those towns requires a rental license before a home is rented, and the license is renewed every year. License years differ. Lewes, Ocean View and Fenwick Island follow the calendar year, Dewey Beach and Millville start May 1, and Bethany Beach starts June 1. Rehoboth Beach inspects a home before its first license. Lewes and Millville both want the prior year's rental tax settled at renewal.

How Fairly handles it

Fairly collects and remits Delaware's short-term rental lodging tax on every booking and, for homes inside a town, that town's rental tax. We assist with the town rental license application, its annual renewal and the in-home postings it requires. For a home in or near Lewes, our Lewes page goes into the city's rules in more detail.

Operating a vacation rental in Sussex County, DE

Operating on the Delaware shore means a compressed season. Most of the year's turnovers fall between mid-June and Labor Day, often as same-day changeovers between weekly stays, with sand, beach gear, bikes and outdoor showers to reset each time. Salt air is hard on decks, HVAC and exterior finishes, and a home near the ocean or the bays needs a plan for hurricane season and winter nor'easters.

Inside the towns, a rental license carries ongoing obligations. Rehoboth Beach requires the license, a local contact and city rules posted inside the home, and has most homes self-inspect before renewal. Rehoboth Beach, Lewes and Millville cap overnight occupancy at two guests per bedroom plus two more. Lewes also expects a local contact who can reach the home within two hours, and your Fairly caretaker lives close enough to meet that rule.
