Ocean View market overview
Ocean View is a small town on Route 26, a couple of miles inland from the Atlantic at Bethany Beach, with Millville next door to the west. The town covers only about three square miles, but its mailing address reaches well past the town line into the residential neighbourhoods of unincorporated Sussex County toward Indian River Bay. Guests come for the Bethany Beach shoreline at an inland price, and for houses with the yards and bedrooms to take several families at once.
The season is short and steep. Among the area's top-performing rentals, occupancy climbs to about half in June, nears 80% in July, holds close to 70% through August, then falls to about a quarter in September. From October through May it stays in single digits. Nightly rates peak in July but stay near summer levels into September, so the shoulder weeks reward careful pricing rather than discounting.

What homes earn in Ocean View, DE
The chart tracks comparable vacation rentals with an Ocean View address, inside the town and out: homes on Airbnb and Vrbo with a review score of 4.8 or higher that are available or rented at least 300 days a year. Limiting it to well-reviewed homes that stay open leaves out the listings that open for only a few peak weeks, so the curve shows what steady, well-run management earns here. Vacation Rental Taxes and Regulations in Ocean View, DE
Short-term rentals are allowed, inside the town and out
You can rent an Ocean View home by the night, week or season. The Town of Ocean View licenses residential rentals of any length and does not cap the number of licences. The town limits are compact, though, and many homes with an Ocean View address sit outside them, in unincorporated Sussex County. There, no town licence or town rental tax applies, and the state lodging tax is the only lodging tax. A community association's rules can apply on either side of the line.
Lodging taxes
Delaware levies a 4.5% short-term rental lodging tax on stays of 31 nights or fewer, administered by the Delaware Division of Revenue. It is charged on the rent; cleaning fees, linen fees and security deposits are excluded. Sussex County's own lodging tax applies to hotels and motels, not rental houses.
Inside town limits, Ocean View adds a gross rental receipts tax, currently 6% of rental income, paid to the town rather than the state. It is filed twice a year: rent received from January through June is due by August 15, and rent received from July through December by February 15 of the following year. Late tax draws a monthly late fee, and the town will not renew a licence while any is unpaid.
Registering a rental inside the town
The Town of Ocean View requires a residential rental license for each rented unit. It follows the calendar year, and renewals are due January 1. The application includes a blank copy of your lease, stating the one-vehicle-per-bedroom limit and the off-street spaces, and the number of bedrooms, which the town checks against its assessment records. A licence is issued only when the licence fees and rental taxes for all prior years are paid.
Rules that affect operating
Overnight occupancy is limited to two people per bedroom plus two more; children under six are not counted. Guests get one parking space per bedroom, with off-street parking used first, and that limit must appear in the rental agreement and in other communication with guests. Owners must provide adequate trash and recycling service and use reasonable business practices to keep guests from causing noise disturbances.
How Fairly handles it
Fairly collects and remits Delaware's short-term rental lodging tax on every booking and, for homes inside the town, Ocean View's gross rental receipts tax, and registers your home for both. We assist with the town rental license application and its January renewal, and build the occupancy and parking limits into every listing and rental agreement.
Operating a vacation rental in Ocean View, DE
An Ocean View rental earns most of its year between late June and Labor Day, so the work bunches up: back-to-back changeovers, laundry for full houses and restocking before the next arrival, with little room to fix something that breaks mid-week.
The other eight months need attention of a different kind. A house that sits mostly empty from October to May still needs regular visits, above all after the nor'easters and heavy rain that reach this coast in the colder months, so a leak or a heating fault is caught before spring guests arrive.
Rules follow the house's location. Inside town limits, every listing and lease carries Ocean View's occupancy and parking limits. Outside them, a community association's covenants may set rental rules of their own.
Frequently asked questions
Fairly charges a flat 20% commission on rental revenue, paid only when your home books, with no long-term contract and no hidden fees. It covers listings on Airbnb, Vrbo and Fairly.com, pricing through the July and August peak, guest messaging, and collecting and remitting Delaware's lodging tax and, inside town limits, Ocean View's rental tax.
Yes. Inside town limits, the Town of Ocean View permits rentals of any length, nightly, weekly or seasonal, once the unit holds a town residential rental license. Many Ocean View-addressed homes are outside the town in unincorporated Sussex County, where no town licence applies. Either way, check your community association's rental rules.
Every home pays Delaware's 4.5% short-term rental lodging tax on the rent for stays of 31 nights or fewer. Homes inside town limits also owe Ocean View's gross rental receipts tax, currently 6% of rental income, filed with the town by August 15 and February 15. Fairly collects and remits both on every booking.
Mid-June to mid-September. Among the area's top-performing rentals, occupancy nears 80% in July and stays close to 70% in August, then drops to about a quarter in September and into single digits from October through May. Nightly rates hold near summer levels in September, so those weeks are worth pricing carefully.
