Millville market overview

Millville is a small town on Route 26 in eastern Sussex County, a few minutes west of Bethany Beach and the Atlantic. Much of its housing sits in planned communities, which suits the families and multi-generational groups who come for a week at the Delaware beaches but want more room than an oceanfront condo offers.

Demand is about as seasonal as it gets on this coast. Occupancy among the area's top-performing rentals climbs through June, peaks above 80% in July and stays strong through August, then falls away sharply after Labor Day. Nightly rates hold up through September, so the late-summer weeks still matter. The rest of the year is quiet, which makes the summer calendar the whole game here: weekly stays, the right changeover day, and pricing that fills every July week without leaving money behind.

Vacation Rental Taxes and Regulations in Millville, DE

Short-term rentals are allowed in Millville

You can rent a Millville home by the night, week or season. The town permits residential rentals of any length, provided each rental unit holds a Town of Millville residential rental license and the owner pays the town's rental tax. Your community association may set its own rental rules, and the town asks on the license application whether the home is registered with the association.

Lodging taxes

Delaware levies a 4.5% short-term rental lodging tax on stays of 31 nights or fewer, administered by the Delaware Division of Revenue. It is charged on the rent; cleaning fees, linen fees and security deposits are excluded.

The Town of Millville adds a gross rental receipts tax, set by the Town Council each year and paid to the town rather than the state. It is filed twice a year on a form the town mails to licensed owners: rent for stays from October through April is due by June 1, and rent for stays from May through September is due by November 1. Sussex County's own lodging tax applies to hotels and motels, not to rental homes.

Registering your rental

The town license runs with Millville's fiscal year, May 1 to April 30, and is issued per rental unit. Renewal applications are mailed around May 1 and are due by June 1. For weekly or seasonal rentals, the town requires a copy of your Delaware business license for accommodations before it issues the license, plus a blank copy of the lease you will use, showing the one-space-per-bedroom parking limit and the off-street spaces available. The application also asks for the number of bedrooms, which the town checks against its records, and whether last year's gross rental receipts tax was filed. An unpaid rental tax blocks the next year's renewal.

Rules that affect operating

Overnight occupancy is limited to two people per bedroom plus two more; children under six are not counted. Guests are limited to one vehicle per bedroom, with off-street parking used first. Owners must provide adequate trash and recycling service. Full details are in Chapter 90 of the town code, on the Town of Millville website.

How Fairly handles it

Fairly collects and remits Delaware's short-term rental lodging tax and Millville's gross rental receipts tax on every booking, and registers your home for both. We assist with the town rental license application and its annual renewal, and build the occupancy and parking limits into every listing and rental agreement.

Operating a vacation rental in Millville, DE

Running a Millville rental means fitting most of a year's revenue into about ten weeks. Summer bookings run largely to week-long stays, so turnovers stack up: laundry, cleaning, restocking and a walkthrough between one family's checkout and the next one's arrival, week after week from late June to Labor Day, with no slack for a missed repair.

Town rules shape the stay itself. Millville caps parking at one vehicle per bedroom and requires that limit in the lease for seasonal rentals, so each listing and rental agreement states it, along with where guests park. Occupancy is capped too, and trash and recycling have to keep pace with a full house every week. Community association rules apply on top of the town's, and the town asks whether the home is registered with its association before licensing it.
