What our guests say

Lake Chelan market overview

Lake Chelan is a fifty-mile glacial trough reaching from just above the Columbia River deep into the North Cascades, and nearly all of its vacation rentals sit along the lower basin: the City of Chelan at the foot of the lake, Manson on the north shore, the run of waterfront homes along the south shore out toward Twenty-Five Mile Creek State Park, and, down on the Columbia, Chelan Falls and the orchard country around Orondo.

Guests come for warm water, boating and the valley's wineries, and they come almost entirely in summer. July is the summit, with the best homes close to fully booked at the year's highest nightly rates. June and August each earn roughly half to two-thirds of a July, and September is a genuine shoulder. From November to March the basin is quiet, and February and March sell so few nights that the typical full-year home earns almost nothing in them. A year here is decided between late June and Labor Day.

Vacation Rental Taxes and Regulations in Lake Chelan, WA

Three jurisdictions share the lake

Vacation rentals can operate in all three governments around the lower lake, on different terms, so the first question is which one your parcel sits in. A "Chelan" mailing address does not settle it.

  • City of Chelan — homes inside the city limits at the foot of the lake.
  • Unincorporated Chelan County — Manson, Chelan Falls, and the south and north shores outside the city.
  • Unincorporated Douglas County — Orondo and Desert Canyon, on the east bank of the Columbia.

Inside the City of Chelan

The city licenses rentals rather than capping them, but allows them only in the zones it maps for the use. The sequence is a Washington business licence with a City of Chelan endorsement, then the city's short-term rental operating licence, issued after a life-safety inspection and renewed annually. The licence number goes in every listing. Our Chelan page covers the city's rules in full.

Unincorporated Chelan County

Chelan County Community Development issues a tiered land-use permit; a whole home that is not owner-occupied is normally Tier 2. New Tier 2 and Tier 3 permits in residential zones are capped as a share of each area's housing stock, and the county publishes how many remain in each area. Minimum lot size by zone also governs eligibility, and in the Manson growth area new Tier 2 rentals must sit at least two hundred feet from an existing one — see our Manson page. Our Chelan County page covers the permit across the whole county.

Douglas County: Orondo and Desert Canyon

Douglas County's code contains no short-term rental permit, so a home here needs no county rental licence — only the state business licence and the statewide requirements below.

Taxes and statewide rules

Wherever the home sits, the Washington Department of Revenue administers retail sales tax and the special hotel/motel tax on stays under thirty nights, both reported on one state excise return under your UBI number. The combined rate depends on location; stays inside the City of Chelan also carry the city's own lodging excise tax. State law requires at least one million dollars of primary liability insurance, or a booking platform providing equal coverage, and posted emergency contacts, a floor plan with fire exits, and the maximum occupancy inside the home. A homeowners association's covenants can restrict renting whatever the government allows.

How Fairly handles it

We register your home for Washington's sales and lodging taxes, collect and remit them on every booking, and assist with the city licence or county permit wherever one applies.

Operating a vacation rental in Lake Chelan, WA

Anywhere on the lower lake, the season is short and intense. From late June through August turnovers run back to back in summer heat in the nineties with no slack for a failed air conditioner or a missed clean. Lakefront homes add docks, boat lifts and shoreline upkeep, and homes far up the south shore sit at the end of a single lakeside road, which makes every trip count. Winter reverses it: freeze protection, snow and regular checks on a house that may sit empty for weeks.

The permit conditions an owner keeps meeting depend on the jurisdiction. Inside the City of Chelan, a responsible party must live within thirty minutes of the home; your Fairly caretaker lives nearby and is that reachable local contact. In unincorporated Chelan County the permit renews every year, with an in-person fire inspection every other year.
