Orondo market overview
Orondo is a stretch of orchard country along US 97 on the east bank of the Columbia, roughly halfway between Wenatchee and Chelan, the town at the foot of Lake Chelan. Most of its vacation homes sit up the hill at Desert Canyon, an 18-hole golf community laid out through sagebrush canyons with long views over the river valley. The water is a short drive down: Daroga State Park has a calm swimming lagoon, a boat launch and moorage on the Columbia.
Demand here is a summer story. Occupancy builds through June, peaks in July with most nights booked, and holds well through August before easing in September, when nightly rates are still close to their summer level. Golf trips, family river weeks and groups looking for central Washington sunshine fill those months. From October to April bookings thin to the occasional weekend and the state park closes for the season, so a home's year is earned in about four months.

Vacation Rental Taxes and Regulations in Orondo, WA
Can an Orondo home rent short-term?
Yes. Orondo is unincorporated Douglas County, with no city government of its own, and the homes in this market, Desert Canyon among them, sit on the Douglas County side of the Columbia. Douglas County has no short-term rental permit for its unincorporated areas, so there is no county licence to apply for or renew. The rules that apply come from Washington state. Entiat, across the river, is in Chelan County, and Chelan County's short-term rental permit does not reach homes on the Orondo side; our Chelan County page covers the rules in the neighbouring county across the river.
Lodging taxes
Stays of fewer than 30 consecutive nights are taxable lodging in Washington. Guests pay retail sales tax, at the state rate plus the local rate for this part of Douglas County, reported on a single Washington Department of Revenue excise return. Douglas County's lodging tax is a share of that state sales tax rather than an added charge, so guests here see no separate hotel/motel tax. The Department of Revenue sets the combined rate by location; its lodging tax guide links the rate lookup.
Registering and running the rental
Collecting Washington sales tax starts with a state business licence and UBI number through the Department of Revenue's Business Licensing Service. From there, Washington's short-term rental law sets the standing conditions for every operator:
- a contact guests can reach for the length of their stay;
- carbon monoxide alarms that meet state building code;
- a notice posted inside the home with its street address, emergency numbers, a floor plan showing fire exits and escape routes, the maximum occupancy, and the operator's contact details;
- primary liability insurance of at least $1 million, unless every booking runs through a platform that provides equal or greater coverage.
How Fairly handles it
We register your home for Washington sales tax, then collect and remit it on every booking we manage. We assist with the posted safety notice and the state's other operating conditions, and your caretaker serves as the guest contact the law requires.
Operating a vacation rental in Orondo, WA
Running a home at Desert Canyon means fitting most of the year's turnovers into about ten summer weeks, often back to back, for guests who arrive after a long drive in high-desert heat and expect a cool house, so air conditioning has to keep up. Orondo has few services of its own; linens and supplies come from Wenatchee or Chelan, and a missed restock can cost a day. Dry summers bring burn restrictions that guests need to know about before they light a fire pit. Through the long quiet season the work turns to an empty house: heat, plumbing and access after a snowfall.
Washington requires every short-term rental to give guests a contact who can respond during their stay. With Fairly, that contact is your caretaker, who lives nearby, handles each turnover and walkthrough personally, and knows the house well enough to catch a problem early. You keep final say over your home.
Frequently asked questions
A flat 20% of rental revenue, with no long-term contract and no hidden fees. Fairly earns its commission only on the bookings your Orondo home actually takes, and the rate covers pricing, guest messaging, listings on Airbnb, Vrbo and Fairly.com, and collecting and remitting the lodging taxes. The cleaning fee guests pay goes to your caretaker, who also earns a share of Fairly's commission.
Not from the county. Desert Canyon and the rest of Orondo are unincorporated Douglas County, which has no short-term rental permit. You need a Washington business licence to collect sales tax, and state law sets the operating conditions: a reachable guest contact, carbon monoxide alarms, a posted safety notice and liability insurance.
July, by a wide margin, with August close behind. Occupancy builds through June and holds into September, when nightly rates are still near their summer level. From October through April bookings are sparse, so pricing the peak weeks well and filling the shoulder weekends around them decides most of a home's year.
Washington retail sales tax, at the state rate plus the local rate for this part of Douglas County, on every stay shorter than 30 nights. Douglas County's lodging tax is a share of that sales tax, so guests see no separate hotel/motel charge. Fairly registers your home for the tax, then collects and remits it on every booking.
