Manson market overview
Manson sits on the north shore of Lake Chelan, an orchard and wine town where the lake, not the town, is the product. Guests book for the water and the summer, and they book almost nowhere else in the year.
The concentration is extreme even by lake-market standards. July and August together carry most of the year, running near 80% occupancy at the highest nightly rates on the lake, with June and September as genuine shoulders on either side. A strong July here is worth more than an entire off-season.
The other side of that is a genuinely empty winter. February and March sell so few nights that the median full-year home earns nothing at all in either month, and January and November are not much better. This is a market to price aggressively in season and to plan maintenance and owner use around from October onward, rather than one to hold out for winter demand that does not arrive.
What homes earn in Manson, WA

Vacation Rental Taxes and Regulations in Manson, WA
Manson is county territory, not the City of Chelan
Manson has no city government of its own. It sits in the Manson Urban Growth Area within unincorporated Chelan County, so the county's rules govern — and the City of Chelan's separate lodging tax and rental licence do not apply, even though the city is minutes down the lake. The two regimes differ in cost and in process, so start there.
Lodging taxes
Washington taxes lodging through retail sales tax plus a special hotel/motel tax on stays of fewer than thirty consecutive nights, both reported on a single Washington Department of Revenue excise return. You will also need a Washington business licence and UBI number.
Registering your rental
Chelan County requires a short-term rental land-use permit from Community Development, and it is tiered. Tier 1 is owner-occupied — renting rooms while you are present, a unit on your principal residence's parcel, or renting the whole dwelling no more than fifteen days a year. Tier 2 is a dwelling that is not owner-occupied, where most investment rentals land. Tier 3 covers higher-occupancy homes.
The tier matters because Tier 2 and Tier 3 carry conditions Tier 1 does not. New permits in residential zones face a cap on the share of housing stock that may be short-term rentals, set for the Manson growth area at six percent — and where the share has reached that ceiling, no new permits issue until it falls back below. New Tier 2 rentals in Manson's residential zones must also sit at least two hundred feet from an existing one, a distance the code does not allow to be varied. Minimum lot size by zoning district governs eligibility too, and state law requires liability insurance.
Commercially zoned parcels in the Manson growth area are exempt from the cap, as are certain planned developments whose plat notes expressly permit short-term rentals.
How Fairly handles it
We establish your tier and your parcel's eligibility before anything else, collect and remit the lodging taxes, and assist with the county permit through Community Development and with the state business licence.
Operating a vacation rental in Manson, WA
A season this concentrated is an operational problem more than a pricing one. From late June to early September the calendar is effectively full, turnovers are back to back, and there is no slack to absorb a failed appliance or a missed clean. Whatever needs doing has to be done before the season, because during it there is nowhere to put it.
Lakefront brings its own list — docks, boats, water toys and shoreline upkeep — alongside the orchard-country extremes of hot, dry summers and hard winters on an empty house.
Frequently asked questions
Do I need a permit to run a short-term rental in Manson?
Yes — a short-term rental land-use permit from Chelan County Community Development, since Manson is unincorporated county territory rather than part of the City of Chelan. The permit is tiered by whether the home is owner-occupied and by occupancy. You also need a Washington state business licence and UBI number.
Is there a limit on new short-term rentals in Manson?
Yes, for non-owner-occupied homes in residential zones. Chelan County caps short-term rentals at six percent of housing stock in the Manson growth area, and issues no new permits while the share sits at the ceiling. New rentals must also be two hundred feet apart. Commercially zoned parcels are exempt from the cap.
When does Manson actually book?
Summer, overwhelmingly. July and August run near 80% occupancy at the highest nightly rates of the year, with June and September as real shoulders. Winter is genuinely empty — the median full-year home earns nothing at all in February or March — so the season has to carry the calendar.
