Leavenworth market overview
Leavenworth's Bavarian-styled village sits where the Wenatchee River leaves Tumwater Canyon, an easy weekend drive from Seattle over Stevens Pass, and it draws visitors in every season. December is the strongest month for comparable homes: the Village of Lights runs from Thanksgiving through Christmas, nightly rates reach their high for the year, and occupancy climbs to about two-thirds. July runs close behind, when river floats, Icicle Creek trailheads and the Alpine Lakes Wilderness fill the calendar. Oktoberfest takes over downtown on October weekends, and skiing at Stevens Pass, up US 2, keeps January busy. The quiet stretch is March and April, between ski season and hiking season, when occupancy among the best-run homes falls into the twenties. That swing makes pricing the shoulder months, not just the peaks, the difference between a good year and an average one. The Leavenworth Chamber's visitor site carries the festival calendar.

Vacation Rental Taxes and Regulations in Leavenworth, WA
Can a home near Leavenworth be rented short-term?
A home that already holds a Chelan County short-term rental permit can keep operating, renewing every year. Opening a new whole-home rental is another matter, and across most of the market it is not possible today.
Inside Leavenworth city limits and its urban growth area, rentals of less than a month are not allowed in any residential zone. They are limited to the commercial districts, where a home converted to a rental generally needs a City of Leavenworth licence and physical upgrades such as fire sprinklers and parking.
In unincorporated Chelan County, outside the city and its growth area, a home that is not owner-occupied needs a Tier 2 or Tier 3 permit from Chelan County Community Development. New permits are capped at 6% of housing in residential zones for each of the Leavenworth, Plain and Lake Wenatchee subareas, and at zero in the Peshastin urban growth area. All three Leavenworth-area subareas have run above their caps; no new permit issues in a subarea until its count falls back below the limit, and the county publishes the current figures by area. Our Chelan County page covers the county permit town by town. Rural commercial zones, master planned resorts, and planned developments whose recorded plat expressly permits short-term rentals sit outside the cap.
A county permit does not pass to a buyer: a conforming permit is not transferable, and the one-time transfer once allowed for older nonconforming rentals has run its course.
Lodging taxes and state rules
Every stay of fewer than 30 nights carries Washington retail sales tax and the special hotel/motel tax, both reported on one Department of Revenue excise return under a Washington business licence. The combined rate depends on the home's exact location. State law also requires $1 million in liability insurance and a posted notice inside the home with the address, emergency contacts, a floor plan showing exits, and maximum occupancy.
Looking to buy a rental nearby?
- Chelan: the City of Chelan licenses short-term rentals in the zones its code allows, with no cap on the number of licences.
- Orondo: Douglas County, across the Columbia, has no county short-term rental permit; state rules and taxes apply.
- Lake Chelan covers the lake's three jurisdictions side by side.
How Fairly handles it
We register your home for Washington's lodging taxes, collect and remit them on every booking, and assist with the county's annual permit renewal and its Fire Marshal inspection.
Operating a vacation rental in Leavenworth, WA
Winter here means real snow. Driveways, walks and decks have to be cleared before every arrival, and homes out toward Plain and Lake Wenatchee sit on roads where conditions change by the hour. Summer brings wildfire season, with burn bans and smoke days that guests need to hear about before they arrive. Turnovers stack up on festival weekends and through December, when back-to-back stays leave little slack.
A Chelan County permit carries standing obligations: an exterior sign with the permit number and local contact's phone, a property management plan that includes a fire protection plan, an in-person Fire Marshal inspection every other year, and a qualified person who can reach the home within sixty minutes of a complaint, at any hour. With Fairly, your caretaker lives nearby, which is the kind of reachable local presence that sixty-minute rule contemplates.
Frequently asked questions
Fairly charges a flat 20% commission on rental revenue, paid only when your home books, with no long-term contract and no hidden fees. That covers listings on Airbnb, Vrbo and Fairly.com, pricing through festival weekends and the spring lull, guest messaging, and collecting and remitting Washington's lodging taxes on every stay.
Usually not as a new rental. The city bars stays under a month in its residential zones, the county's Leavenworth, Plain and Lake Wenatchee subareas have run above their permit caps, and a county permit does not transfer to a buyer. Buyers looking for an open market often look at Chelan or Orondo instead.
The permit expires every December 31 and renews on time between September 1 and October 31. The county also requires an in-person Fire Marshal inspection every other year, a property management plan posted in the home, $1 million in liability insurance, and a local contact who can reach the property within sixty minutes of a complaint.
December and July. The Village of Lights fills town from Thanksgiving through Christmas, and summer brings river floats and Icicle Creek hiking. Oktoberfest takes over October weekends and Stevens Pass skiing carries January. March and April are the quiet stretch, when occupancy among the best-run homes falls into the twenties.
