Asheville market overview
Asheville draws travellers for the Blue Ridge Parkway, the Biltmore Estate, a downtown of breweries, galleries and live music, and trailheads in Pisgah National Forest a short drive away. Demand follows the mountain seasons. Among the best-reviewed whole-home rentals here, July and October are the strongest months: occupancy reaches about 65% in July and 64% in October, when fall colour also brings the year's highest nightly rates. January and February are the quietest, with roughly a third of nights booked, and spring lifts occupancy back to about half by March. That shape rewards pricing that moves with the calendar, holding rate through leaf season and summer weekends and filling winter with midweek and longer stays.
This page covers the Asheville postal area: the city, Woodfin, Biltmore Forest and the unincorporated county land with an Asheville address. Explore Asheville lists what's on each season.

Vacation Rental Taxes and Regulations in Asheville, NC
Can I rent my Asheville-area home short term?
It depends on which government your home sits under, and an Asheville mailing address covers three of them.
Unincorporated Buncombe County: yes. Many homes with an Asheville address sit outside the city limit. There, the county's zoning ordinance permits a vacation rental (up to two single-family homes with no more than 9,000 square feet of combined floor area, rented for stays of two days or more) by right in every zoning district except the Airport Industry district around the airport. The county has no short-term rental permit or licence.
City of Asheville: whole homes only in the Resort district. The city allows a short-term vacation rental, meaning an entire dwelling rented for less than a month, only in its Resort zoning district; it is not allowed in residential neighbourhoods. There the permitted form is a homestay: you live in the home full-time and rent one or two bedrooms for stays under 30 days. Both need an annual zoning permit from the city, renewed each year.
Town of Woodfin: new rentals only in commercial districts. Woodfin permits short-term rentals only in its Community Shopping districts (CS, CS-2 and CS-3). New ones in residential zones are prohibited, and homestays are no longer permitted. A rental lawfully established earlier may continue, and may be sold, as a nonconforming use. A zoning compliance permit is required to begin operating.
Buying a home to rent near Asheville?
A home in an Asheville or Woodfin residential neighbourhood cannot open as a new whole-home rental. The unincorporated county around the city remains open, and so do these nearby markets:
- Hendersonville: unincorporated Henderson County, around the city, has no short-term rental permit or licence.
- Brevard: short-term rentals are permitted in most zoning districts, though not in General Residential.
- Lake Lure: vacation rentals are permitted in every residential district under a town operating permit.
- Canton: most homes sit in unincorporated Haywood County, which has no zoning ordinance or rental permit.
Lodging taxes
Every booking in the market carries two taxes. North Carolina sales tax is 7% in Buncombe County, the 4.75% state rate plus local tax, filed with the NC Department of Revenue. Buncombe County adds a 6% room occupancy tax, filed with the county Tax Department by the 20th of the month after the stay. Stays of 90 consecutive days or more are exempt from the occupancy tax.
How Fairly handles it
We register your home for both taxes, collect them on every booking and remit them on schedule. Inside the city or Woodfin, we assist with the zoning permit application and, in Asheville, its annual renewal.
Operating a vacation rental in Asheville, NC
Operating here means planning around the mountains. Many homes outside the city sit on steep, winding drives that can ice over on winter mornings, so guests need clear arrival directions and the approach needs checking before they come. October packs leaf-season weekends back to back, and July brings the same pace, so turnovers in those months run on tight margins. Hot tubs, fire pits and decks, the features guests choose a mountain home for, need cleaning and inspection between stays rather than once a season.
Inside the City of Asheville, a permitted rental also has to keep its zoning permit current: the city's annual zoning permit for homestays and vacation rentals must be renewed each year before it expires, or the right to continue the use can be lost.
Frequently asked questions
Fairly charges a flat 20% commission on rental revenue, paid only when your home books, with no long-term contract and no hidden fees. The rate covers listings on Airbnb, Vrbo and Fairly.com, pricing through leaf season and the winter lull, guest messaging, and collecting and remitting North Carolina sales tax and Buncombe County occupancy tax.
Outside the city limit, in unincorporated Buncombe County, yes: the county permits vacation rentals in every zoning district except the airport district, with no rental permit. Inside the City of Asheville, whole-home rentals are allowed only in the Resort district; residential neighbourhoods allow only owner-occupied homestays. In Woodfin, new rentals are limited to the Community Shopping districts.
Two: North Carolina sales tax, 7% in Buncombe County, filed with the NC Department of Revenue, and Buncombe County's 6% room occupancy tax, due to the county Tax Department by the 20th of the following month. Both apply across the city, Woodfin and the county. Fairly registers your home for both and remits them for you.
July and October. Among the area's best-reviewed whole-home rentals, occupancy reaches about 65% in July and 64% in October, and October's fall colour brings the highest nightly rates of the year. January and February are the quietest months, with roughly a third of nights booked.
