Hendersonville market overview
Hendersonville is the seat of Henderson County, a mountain town whose walkable Main Street anchors a county of apple orchards, vineyards and forest trails. Guests come for the cool summers, for the waterfalls of DuPont State Recreational Forest, for the Carl Sandburg Home in neighbouring Flat Rock, and for easy day trips to Asheville and the Blue Ridge Parkway. US 64 runs through town, west to Brevard at the edge of Pisgah National Forest and east down the Hickory Nut Gorge to Lake Lure.
Demand follows two seasons. July is the busiest month, when families fill calendars and nightly rates run close to their high. The North Carolina Apple Festival takes over Main Street on Labor Day weekend, and the harvest carries visitors through to October, the second peak, when fall color pushes nightly rates to their highest of the year. November holds up into the holidays. January and February are the quiet months, with occupancy around a third, which makes them the natural window for maintenance and owner stays.
What homes earn in Hendersonville, NC
The chart draws on top-performing vacation rentals with a Hendersonville address: homes on Airbnb and Vrbo with a review score of 4.8 or higher that were available or rented at least 300 days over the year. Earnings climb from a February low to a July peak, ease in August, then rise again through September and October with the apple harvest and fall color. Where a particular home lands depends on its size, its views and its distance from downtown. You can customize a projection for a specific home.

Vacation Rental Taxes and Regulations in Hendersonville, NC
Can I rent my Hendersonville home short term?
Yes. Every home Fairly manages here sits outside the city limits, in unincorporated Henderson County, which is common: a Hendersonville mailing address covers far more ground than the city itself. Henderson County's Land Development Code does not treat short-term rental as a separate use and has no rental permit or licence, so a house in the county can be rented by the night like any other home.
Inside city limits, the City of Hendersonville adds no rental permit, registration or lodging tax of its own. Homes there follow the city's zoning ordinance, which its Community Development department administers. In either place, subdivision covenants and HOA rules can still restrict rentals, and they bind independently of the county or the city.
Lodging taxes
Two taxes apply to every stay, at the same rates inside the city and out. North Carolina sales and use tax is 6.75% in Henderson County, the 4.75% state rate plus 2% local, and is reported to the North Carolina Department of Revenue. Henderson County's room occupancy tax is 6%, levied countywide and paid to the Henderson County Finance Department. Both are charged on the guest's full rental charge, cleaning fees included, for 12.75% in total.
Registering and filing
Before the first booking, a rental needs a North Carolina sales and use tax account and its own registration with Henderson County Finance, made on the occupancy tax registration form on the department's forms page. The county occupancy tax report is due by the 20th of the month after the stay, and has to be filed every month, including months with no bookings. A late report or payment draws a penalty of 1% of the tax for each day late, at least $25, for the first 30 days, then 10% of the tax for each further month.
How Fairly handles it
Fairly registers your home for North Carolina sales and use tax and the Henderson County occupancy tax, collects both on every booking, and files and remits the returns, including the county's monthly report.
Operating a vacation rental in Hendersonville, NC
Many Hendersonville rentals sit outside town, on wooded ridges and in orchard country, and that shapes the work. Gravel drives and steep, winding roads need checking before arrivals in January and February, when ice can close a driveway that is easy in July. Homes beyond the city's water and sewer lines run on wells and septic systems, which have to keep pace with a full house of guests. Summer humidity means watching closed-up rooms and crawlspaces for damp, and fall leaves have to come off gutters, roofs and decks before they hold water. Black bears range through the county, so trash has to be secured between pickups. Turnovers stack up in July and October, with back-to-back changeovers that leave little room for a late checkout or a missed restock.
Frequently asked questions
Fairly charges a flat 20% commission on the rental revenue your Hendersonville home earns, with no long-term contract and no hidden fees, so we are paid only when the home books. The rate covers listings on Airbnb, Vrbo and Fairly.com, pricing, guest messaging, and collecting and remitting North Carolina and Henderson County lodging taxes. Your caretaker earns the cleaning fee guests pay plus a share of Fairly's management commission.
No rental permit or licence applies. Henderson County has none for homes in its unincorporated areas, where every home Fairly manages here sits, and the City of Hendersonville adds none inside city limits. Every rental does need a North Carolina sales tax account and a Henderson County occupancy tax registration, and Fairly registers your home for both. HOA covenants can still restrict rentals.
Guests pay 12.75%: North Carolina sales and use tax at Henderson County's 6.75% rate, plus the county's 6% room occupancy tax. The rate is the same inside and outside city limits, and applies to the full rental charge, cleaning fees included. Fairly collects both on every booking and files the state return and the county's monthly report.
July is the strongest month, with October close behind, when the apple harvest and fall color push nightly rates to their peak for the year. September holds up well around the Labor Day apple festival, and November stays steady into the holidays. January and February are the quiet stretch, best used for maintenance and owner stays.
