Indio market overview
Indio is the Coachella Valley's most populous city and home to the Empire Polo Club, where the Coachella and Stagecoach festivals fill the valley across three April weekends. Those weekends give Indio the sharpest peak in the valley: April's nightly rates for top homes stand far above any other month's, and March and April together bring in about a third of a strong home's year. The season starts earlier, with the Riverside County Fair and National Date Festival at the city's fairgrounds in February and the tennis in neighbouring Indian Wells in March, when occupancy reaches its high of roughly six nights in ten.
From May the heat sets in. Occupancy settles near a third of nights through the summer and falls to about a fifth in September and October, before golf season and the holidays rebuild it from November. Further west, La Quinta and Palm Desert have pages of their own.

Vacation Rental Taxes and Regulations in Indio, CA
Can your Indio home be a short-term rental?
In most cases, yes. Indio permits short-term rentals of 30 nights or fewer, the owner does not have to live in the home or in the city, and the code sets no cap on the number of permits. The limits are on the kind of dwelling: an accessory dwelling unit, a mobile or manufactured home, or a home you lease from someone else cannot be offered, and two or more rentals run together as a compound are prohibited. If an HOA governs the property, its board must confirm in writing that the CC&Rs and association rules allow short-term rentals; the city issues no permit where they are prohibited.
Getting and keeping a permit
Every short-term rental needs a city permit, issued together with the business license, before the home is advertised or booked. The application includes proof of at least $1 million in liability insurance (or a booking platform's equivalent cover), a parking plan and the HOA letter where one applies. The city inspects the home before the first permit and every five years after, with a signed self-certification in the years between. The permit runs twelve months; apply to renew at least 60 days before it expires. It does not transfer: a sale ends it, and the buyer needs a new permit before renting.
The permit number goes on every listing with the home's maximum occupancy, permitted bedrooms and vehicle limit. Overnight occupancy is four guests plus two per bedroom, and the guest who books must be at least 21. A local contact living in the Coachella Valley must be reachable around the clock and answer a complaint within fifteen minutes; your Fairly caretaker lives nearby and can act as that contact. Large events need a separate city permit. The rules are in Chapter 37 of the municipal code.
Lodging taxes
Indio levies a 13% transient occupancy tax on short-term rental stays of 30 days or fewer, and the Greater Palm Springs Tourism Business Improvement District adds a 1% assessment on stays of 27 days or fewer, for 14% in all. Both apply to gross rent, with cleaning, pet and pool-heating fees included, and go on one monthly return to the city's Finance Department, due by the last day of the following month even when the home did not rent.
How Fairly handles it
We register your home for Indio's transient occupancy tax, collect and remit the 13% tax and the 1% tourism assessment on every booking, and file the monthly return. We also assist with the permit application, its annual renewal and the HOA letter that goes with it.
Operating a vacation rental in Indio, CA
Operating in Indio means a calendar built around a few intense weeks. Festival weekends bring large groups, short stays and same-day turnovers, with festival traffic around the polo grounds slowing every trip across the south of the city. Pools and air conditioning carry the summer, when highs sit well above 100°F and homes can stand empty for weeks, so regular walkthroughs catch a failed compressor or pool pump before it becomes damage. Inside gated communities, gate access and the association's own rental rules have to be settled before each arrival.
The city requires a local contact who lives in the Coachella Valley, can be reached around the clock while the home is rented, and answers a complaint within fifteen minutes, going to the home in person for any noise complaint. Your Fairly caretaker lives nearby and can act as that contact.
Frequently asked questions
Fairly charges a flat 20% commission on rental revenue, paid only when your home books, with no long-term contract and no hidden fees. That covers listings on Airbnb, Vrbo and Fairly.com, pricing for festival weekends and the quiet summer alike, guest messaging, and collecting and remitting Indio's transient occupancy tax and tourism assessment.
Yes, with a city short-term rental permit. Indio does not require the owner to live in the home or the city, and its code sets no cap on permits. A home in an HOA needs the board's letter confirming its CC&Rs allow rentals, and accessory dwelling units and mobile or manufactured homes are excluded. The permit is renewed every year and ends when the home is sold.
March and April. Occupancy peaks in March, and April carries the year's highest nightly rates by a wide margin, as the Coachella and Stagecoach festivals at the Empire Polo Club fill the city over three weekends. From May through October the heat holds occupancy to a third of nights or less, so festival pricing and minimum stays decide much of a home's year.
A local contact who lives in the Coachella Valley. While the home is rented they must be reachable around the clock, answer a complaint within fifteen minutes, and go to the home in person when the complaint calls for it, as every noise complaint does. Your Fairly caretaker lives nearby and can act as that contact.
