La Quinta market overview

La Quinta sits at the southern end of the Coachella Valley, where the Santa Rosa Mountains meet resort golf courses, gated communities and the shops and restaurants of the village core. Its rental year is built almost entirely around winter and spring. Demand starts building in January, when the PGA Tour's American Express tournament is played at PGA West. By March, the market's best homes are booked on roughly seven nights in ten, helped by the BNP Paribas Open tennis tournament in neighbouring Indian Wells. April brings the highest nightly rates of the year, carried by the Coachella and Stagecoach festivals at the Empire Polo Club in Indio, a short drive east.

From May the heat takes over. Occupancy falls to about a quarter of nights, and below a fifth in August and September, before golf season and holiday travel rebuild it from November. Most of a home's year is earned in about four months. Visit Greater Palm Springs publishes the valley's event calendar.

What homes earn in La Quinta, CA

The chart above follows top-tier La Quinta homes listed on Airbnb and Vrbo that hold an average review score of 4.8 or higher, counting only homes available or rented at least 300 days a year. Because the year here is so front-loaded, a home's result depends heavily on how well it captures the January-to-April run, festival weekends above all, alongside its pool, its community's amenities, its size and its condition. Vacation Rental Taxes and Regulations in La Quinta, CA

Can your La Quinta home be a short-term rental?

Only in certain places. La Quinta issues no new short-term vacation rental (STVR) permits outside a short list of exempt areas, a ban the city code makes permanent. A home that already holds a permit keeps operating while the permit is renewed every year. A sale ends it: a new owner cannot renew the seller's permit and must apply for a new one. Moving the home into your own LLC or trust in the same shares does not count as a sale.

A new permit is available in three cases:

  • In an exempt area. These include Legacy Villas, the La Quinta Resort villas, the Village Commercial district, SilverRock and Talus, the Club at Coral Mountain, Signature at PGA West, Puerta Azul, Polo Villas and Travertine. The full list and a map are on the city's STVR program page. An HOA that allows rentals but is not on the list is not exempt.
  • As a homeshare, where you live in the home throughout each guest's stay.
  • On a single parcel of 25,000 square feet or more, which the City Council can certify as an exempt large lot after a public hearing.

Stays of 31 nights or longer need no STVR permit and owe no occupancy tax, so monthly rentals remain open wherever your community's rules allow them.

Lodging taxes

California has no state lodging tax; both charges are local. La Quinta levies a 10% transient occupancy tax on the rent for stays of 30 days or fewer, and the Greater Palm Springs Tourism Business Improvement District adds a 1% assessment on vacation-rental stays under 28 days. Both go on one return to the city, filed every month even when the home did not rent, and the city will not renew a permit while any of the previous year's tax is unpaid.

Keeping a permit in good standing

The permit runs for one year; file the renewal 60 days before it expires. The permit number and bedroom count go at the top of every listing. A local contact must be able to reach the home within thirty minutes at any hour; your Fairly caretaker lives nearby and can act as that contact. Two violations within a year bring an immediate suspension, and a revoked permit is never reissued. The rules are in Chapter 3.25 of the municipal code.

How Fairly handles it

We collect the occupancy tax and tourism assessment on every booking and file the monthly return, and we assist with the permit's annual renewal.

Looking elsewhere in the Coachella Valley?

Neighbouring cities set their own rules. Indio accepts new short-term rental permit applications, and Palm Desert permits non-resident owners to rent in planned communities whose HOA allows it.

Operating a vacation rental in La Quinta, CA

Operating in La Quinta means fitting most of the year's turnovers into a winter and spring season, with festival weekends that empty and refill a house within hours. Pool heating has to be ready for cool January evenings, and the pool and air conditioning need checking all summer, when highs routinely pass 100°F and homes sit empty for weeks.

Many rentals are inside gated communities, so gate access, parking and the community's own rules have to be settled before each arrival. The city requires a local contact who can reach the home in person within thirty minutes, at any hour, when a complaint comes in; your Fairly caretaker lives nearby and can act as that contact. Outdoor amplified sound has to stop between 10 p.m. and 7 a.m., and every stay must keep within the occupancy limit set by the home's bedroom count.
