Palm Desert market overview

Palm Desert sits mid-valley in the Coachella Valley, between Rancho Mirage and Indian Wells, and its rental market follows the desert's winter sun. Demand builds from January and peaks in March and April, when top-performing homes are booked more than half their nights and nightly rates reach their high for the year, helped by the tennis tournament in neighbouring Indian Wells and the music festivals in Indio, which fill beds across the valley. November and December bring a smaller holiday season.

From May through October the heat takes over. Occupancy falls to a fraction of the spring peak while nightly rates hold up better, so most of a home's year is earned in its first four months. Most of the city's homes sit in planned communities, many of them on golf fairways, and guests come for the courses, the pools and the shops and restaurants of El Paseo. Further down the valley, La Quinta has a page of its own.

The chart tracks the top tier of Palm Desert vacation rentals on Airbnb and Vrbo: homes with a review score of 4.8 or higher that are available or rented at least 300 days a year. It shows how their nightly rates, occupancy and revenue move month by month, and how heavily the year concentrates between January and April. Vacation Rental Taxes and Regulations in Palm Desert, CA

Can your home be a short-term rental?

Usually yes, if it sits in a planned community whose HOA allows rentals. Most of Palm Desert's homes are zoned Planned Residential (PR), and an owner who lives elsewhere can hold a short-term rental permit there when a functioning HOA governs the property and its CC&Rs allow rentals. The HOA's approval letter goes in with the application and every annual renewal. The multifamily blocks along streets such as Sheryl, El Camino, Ocotillo and Breezy Pass (R-3), the Downtown and Downtown Edge districts, and the estate lots (RE) are also open to owners who live elsewhere.

The single-family neighbourhoods zoned R-1 and R-2, along streets such as California, Florida, Tennessee, Shadow Mountain and Haystack, allow only an owner living in the home to rent rooms; whole-home rentals by an absent owner are prohibited there. A PR home with no functioning HOA is limited the same way. The hillside district (HPR) issues no new permits to owners who live elsewhere, and its existing ones are being phased out. Stays of 28 nights or more fall outside the program. The city's short-term rental page links its zoning map.

Registering and operating

Every short-term rental needs a city permit before it is advertised or booked. It is renewed yearly and does not transfer to a new owner or a new manager. The permit number goes on every listing with the home's maximum occupancy, which the city sets at two overnight guests per bedroom. The permit and the city's Good Neighbor Brochure are posted inside the home. Before each stay the operator greets the responsible guest, takes a copy of their ID and keeps their signed acknowledgement of the rules on file. While the home is rented, someone must answer a complaint within thirty minutes, day or night; your Fairly caretaker lives nearby and can act as that responder. The rules are in Chapter 5.10 of the municipal code.

Lodging taxes

Palm Desert levies an 11% transient occupancy tax on stays of 27 nights or fewer, and the Greater Palm Springs Tourism Business Improvement District adds a 1% assessment, for 12% in all. Both apply to the whole guest charge, cleaning and pet fees included, and go on one monthly city return, due by the last day of the following month even when the home did not rent.

How Fairly handles it

We register your home for the city's transient occupancy tax, collect and remit the 11% tax and the 1% tourism assessment on every booking, and file the monthly return. We also assist with the permit application, its annual renewal and the HOA approval letter that goes with it.

Operating a vacation rental in Palm Desert, CA

Operating in Palm Desert means a turnover calendar that runs hard from January to April and then thins out in the heat. Summer tests air conditioning, pool equipment and irrigation, and a home that sits empty for weeks needs regular walkthroughs so a failed compressor or a leak is caught before the next arrival. Inside a gated community, every stay also has to fit the association's own rental rules, which the city expressly leaves in force.

The city adds conditions of its own. While the home is rented, someone must be reachable around the clock and respond to a complaint within thirty minutes, and before each stay the responsible guest is greeted, on site or virtually, and signs an acknowledgement of the rules. Your Fairly caretaker lives nearby and can act as the home's thirty-minute responder.
