Lago Vista market overview

Lago Vista sits on the north shore of Lake Travis, northwest of Austin, and its rental year follows the lake. Guests come for boat days and swimming in the coves, golf, and quiet Hill Country evenings with the city still within driving reach. Just outside town, Arkansas Bend Park adds two miles of Travis County shoreline with boat ramps, a courtesy dock and camping. Lake Travis is one of the Highland Lakes on the Colorado River; farther upstream, Horseshoe Bay sits on Lake LBJ.

Demand climbs in March, when spring break brings the first wave of lake visitors, holds through late spring, and peaks in June and July — July is the busiest and best-priced month of the year in our market data. Bookings ease after August, and fall weekends stay steady while the weather is mild. January and February are the quiet stretch, and the natural window for maintenance, upgrades and owner stays. Homes with lake views, a pool or easy access to the water earn the strongest summers.

Vacation Rental Taxes and Regulations in Lago Vista, TX

Short-term rentals are allowed in Lago Vista

Your home can operate as a short-term rental in Lago Vista. The city's zoning ordinance treats any paid stay of less than 30 days as short-term occupancy, and allows it with a short-term occupancy permit issued by the City of Lago Vista across essentially all of the city's established neighborhoods: the golf-course subdivisions, the lakeside streets along the western and southern shoreline, and the northern neighborhoods up to the airport (R-1, R-2). The large planned developments on the city's east side and north-west edge are zoned under their own ordinances. The application includes a scaled plot plan of the lot, driveway, garage and house; the maximum number of occupants requested; contact details for the owner and any agent who manages or rents the home; and the owner's signature. The occupancy you apply for becomes the cap the home operates under.

Lodging taxes

Every booking carries Texas's 6% state hotel occupancy tax, administered by the Texas Comptroller, and the City of Lago Vista's own 6% hotel occupancy tax — 12% in total inside the city. Register with the Comptroller first: the city's quarterly report asks for the home's state taxpayer number. The city tax is reported to the city each quarter, due by the last day of the following month, and a report is filed even for a quarter with no tax due.

Homes outside the city limits

A Lago Vista mailing address does not always mean the City of Lago Vista. Some homes east of town sit inside the City of Jonestown, which limits short-term rentals to its Short Term Rental Overlay District, requires a licence renewed every year that runs to December 31, and levies its own 7% hotel occupancy tax, reported quarterly to its Finance Department. Others sit on unincorporated Travis County land, outside the reach of Lago Vista's zoning permit; the city's code extends its hotel occupancy tax to its extraterritorial jurisdiction, so a home just beyond the limits can still owe it. The state tax applies everywhere.

How Fairly handles it

Fairly registers your home for the state and local hotel occupancy taxes, collects the right combination on every booking — Lago Vista's or Jonestown's alongside the state's — and files and remits each return. We also assist with the short-term occupancy permit application or the Jonestown licence.

Operating a vacation rental in Lago Vista, TX

Operating in Lago Vista means operating through a Central Texas summer. The peak weeks stack turnovers in June and July, when pools need service between stays, air conditioning runs hard, and guests expect a cool house and clear water the moment they arrive. Lake Travis is a reservoir whose level rises and falls with drought and rain, so a home's lake access — a dock, a path to the shoreline, the nearest ramp — is worth checking and describing accurately each season.

Inside city limits, the short-term occupancy permit carries standing conditions. Guests may never exceed the occupancy the permit was issued for, the home needs two parking spaces, and no one may park in the street or on an unimproved surface. A noise, trash or parking violation tied to a stay is also a zoning violation, and the owner is held responsible for it.
