Canyon Lake market overview
Canyon Lake is a lake-and-river town in the Texas Hill Country, set in unincorporated Comal County between San Antonio and Austin. The reservoir, operated by the U.S. Army Corps of Engineers, draws boaters, anglers and swimmers to its parks and ramps, and the Guadalupe River below the dam draws tubers, kayakers and fishing guides. The Water Oriented Recreation District runs parks along both and keeps the river and lake clean. Wimberley, on the Blanco River in neighbouring Hays County, is a short drive north-east, and downstream, past New Braunfels, the Guadalupe reaches Seguin.
Demand follows the water. July is the peak, with top homes occupied about 60% of nights at the year's highest rates, and June close behind. March brings a spring-break jump, and the fall months hold steady at around a third of nights booked. January and February are the quiet stretch, at roughly one night in five. A home that books well here earns most of its year between Memorial Day and the end of August, so summer pricing and turnover matter most.

Vacation Rental Taxes and Regulations in Canyon Lake, TX
Can I rent my Canyon Lake home short term?
Canyon Lake has no city government. It is an unincorporated community in Comal County, so there is no city short-term rental permit and no city hotel tax. What a Canyon Lake owner needs is a tax permit from the Water Oriented Recreation District of Comal County (WORD), which requires one for lodging rented for less than 30 consecutive days. The permit is free for first-time applicants. Your property's deed restrictions or owners' association rules may still limit rentals, so read them before you list.
Lodging taxes
Two lodging taxes apply to stays under 30 days:
- Texas state hotel occupancy tax, 6% of the cost of the room, administered by the Texas Comptroller of Public Accounts.
- WORD lodging tax, 3% of the stay. It covers built-in charges such as cleaning and extra-guest fees; a separate extra cleaning charge or a forfeited security deposit is not taxed. The district spends it on river and lake cleanup, law enforcement and safety, and public parks.
The WORD district covers most of unincorporated Comal County, including Canyon Lake and the Guadalupe River corridor. Homes inside New Braunfels city limits are outside it and pay New Braunfels hotel tax instead.
Filing with WORD
WORD returns are filed quarterly and are due 20 days after each quarter ends. A return is required even for a quarter with no bookings, and late returns carry a filing fee plus a percentage penalty that rises the longer they go unpaid. A return still unpaid after the 20th of the following month draws the higher penalty and costs the home its permit. The district's rates and forms and payment options are on its own site.
How Fairly handles it
We register your home for the WORD lodging tax and the state hotel occupancy tax, then collect both on every booking and remit them, including the quarterly WORD return.
Operating a vacation rental in Canyon Lake, TX
Canyon Lake's year turns on the summer: short stays, back-to-back weekend turnovers, and Hill Country heat that keeps air conditioning, pools and hot tubs under constant load. A missed cleaning or a failed AC unit in July costs the nights that pay for the year.
The lake itself moves. Its level rises and falls with rain and drought, and each boat ramp closes at its own water level, so guests planning a boat day need current ramp information rather than last season's. Guests heading to the river should know the district's water laws before they go: no glass or foam containers on the water, and life jackets for children 12 and under when boating, kayaking or rafting. Your caretaker lives nearby and handles each turnover and walkthrough personally, which keeps a short, busy season on schedule.
Frequently asked questions
Fairly charges a flat 20% commission on rental revenue, paid only when your home books, with no long-term contract and no hidden fees. That covers listings on Airbnb, Vrbo and Fairly.com, nightly pricing, guest messaging, and collecting and remitting the state hotel tax and the WORD lodging tax. Your caretaker is paid from the cleaning fee guests pay and a share of Fairly's commission.
Canyon Lake has no city government, so there is no city short-term rental permit. Lodging rented for less than 30 days needs a free tax permit from the Water Oriented Recreation District of Comal County, which collects a 3% lodging tax. Check your deed restrictions or owners' association rules too, since they can limit rentals on their own.
Stays under 30 days carry the Texas state hotel occupancy tax of 6% and the WORD lodging tax of 3%. The WORD tax applies across most of unincorporated Comal County, including Canyon Lake, and is filed quarterly. Fairly registers your home for both taxes, collects them on every booking and remits them.
Summer. July is the peak, with top homes booked around 60% of nights at the year's highest rates, and June close behind. March has a spring-break bump and fall holds near a third of nights booked, while January and February are the quietest months. Lake level matters too, because boat ramps close as the water drops.
