Yachats is a small village where the Coast Range comes down almost to the surf, and it is a walking town: the 804 Trail follows the rocky shoreline past tide pools, and the Yachats River meets the ocean at the edge of the shops and restaurants. Just south, Cape Perpetua adds old-growth forest trails, the headland overlook and the tidal surge at Thor's Well. Waldport and the crabbing waters of Alsea Bay lie about eight miles north.

Registering your rental
Short-term rentals are permitted in Yachats, and the city licenses them directly. Every Fairly home in this market sits inside the city limits, so the City of Yachats — not Lincoln County — governs them. Inside the city limits, owners need a vacation rental license before renting to guests. The city inspects the home first to set its occupancy capacity and confirm parking and access, then issues the license for one year, renewable annually and re-inspected on a roughly five-year cycle. No separate business license fee applies.
Two details matter most. The city caps how many licenses are in force at once, but renewals take priority, so an already-licensed home keeps its license as long as the owner renews on time. When all licenses are issued, new applicants join a waiting list ordered by application date, and that list is currently open. The license is personal to the owner and non-transferable — it does not pass to a buyer with the house, so a new owner applies in their own name.
Outside the city limits
Some homes with a Yachats address sit outside the city limits, in unincorporated Lincoln County, including San Marine just north of town. The city's license and occupancy tax do not reach them. Short-term rentals are legal there under a license from the Lincoln County Sheriff's Office, which caps licenses in each of seven regions and keeps a waitlist for every region that is full; the Sheriff's Office publishes how many remain. Inside the city limits two layers apply, not three. The Oregon Department of Revenue collects the state transient lodging tax of 1.5 percent, filed quarterly. Yachats levies its own occupancy tax of 9 percent; the City Recorder administers it, operators register with the city for a certificate of authority, and returns are also quarterly. Lincoln County's transient lodging tax reaches only unincorporated parts of the county, so it does not apply inside Yachats. Outside the city limits it replaces the city tax: the Lincoln County Treasurer collects 12% on stays under 30 days, with returns filed quarterly alongside the state's.
Local rules that affect operating
Overnight occupancy is capped at two people per sleeping area plus two more for the home. One surfaced on-property parking space is required per bedroom, never fewer than two, and overnight vehicles may not exceed the number of surfaced spaces or six, whichever is fewer. Rentals in residential zones are limited to four bedrooms, and weekly garbage service is required. Every rental must have a local contact who lives within ten miles of Yachats and can respond within two hours, with the license placard and that contact's number posted on the front of the house.
