Lakeside market overview
Lakeside sits on the west shore of Flathead Lake, the largest freshwater lake west of the Mississippi, between Kalispell and the lake's quieter southern end. Guests come for the water and for the drive north to Glacier National Park, and the calendar follows the park's season almost exactly.
July is the peak at roughly four-fifths of nights sold, with August close behind and June and September as real shoulders. Nightly rates climb with occupancy rather than spiking, so the summer is earned on volume as much as price.
Outside that window the market goes genuinely quiet. From November through April occupancy sits in the low teens or below and the median full-year home earns nothing in most of those months. Lakeside is a four-month business with an eight-month maintenance window, and pricing it as anything else leaves the calendar empty.
What homes earn in Lakeside, MT
The chart above tracks entire-home rentals in the Lakeside area listed on Airbnb and Vrbo, narrowed to homes holding a guest review score of 4.8 or better and available or rented at least 300 days a year — the homes being run as businesses rather than occasional lets. Vacation Rental Taxes and Regulations in Lakeside, MT
Lakeside is county territory, not a city
Lakeside has no municipal government of its own; it sits in unincorporated Flathead County. That affects the bill as well as the process — an owner inside Columbia Falls city limits pays a 3% resort tax on top of the state lodging tax, and a Lakeside owner does not.
Lodging taxes
Montana levies a combined 8% lodging facility tax — 4% sales tax plus 4% use tax — administered by the Montana Department of Revenue. There is no general state sales tax on top, and no county or city lodging tax here. Eight percent is exactly what our own Lakeside bookings are charged.
Stays of thirty continuous days or more to the same guest are exempt. You must obtain a seller's permit before doing business, and returns are filed quarterly.
Registering your rental
Three things are required regardless of where in Flathead County you sit:
- A Flathead County Health Department inspection, covering water, wastewater, cleanliness, sanitation and guest amenities such as linens and laundry.
- A Montana Public Accommodation License for a Tourist Home, conditional on passing that inspection and renewed annually.
- Registration for the Montana lodging facility sales and use tax.
Register your business name or DBA with the Montana Secretary of State as well. If the property is in an HOA, obtaining its permission is the owner's responsibility, not the county's.
Confirm your land-use position with the county
Lakeside sits outside any city's zoning jurisdiction, so land-use approval runs through Flathead County Planning and Zoning and turns on your parcel's zoning district. Settle that before you buy or convert.
How Fairly handles it
We collect and remit the lodging tax on every booking, and assist with the state tax registration, the health inspection and the Tourist Home licence, including the annual renewals.
Operating a vacation rental in Lakeside, MT
A four-month season concentrates everything. From late June to early September turnovers run back to back, with no slack in the calendar to absorb a failed appliance or a missed clean — whatever needs doing has to be done before the season opens.
Lakefront adds its own list: docks, boats, water toys and shoreline upkeep, none of which a guest will forgive being unready in July.
Then winter empties the town, and a house sitting largely unoccupied through hard Montana cold needs heat, water lines, roof load and snow access watched.
Frequently asked questions
How much lodging tax does a Lakeside rental owe?
Eight percent — four percent Montana lodging sales tax plus four percent use tax, both administered by the Montana Department of Revenue. Because Lakeside is unincorporated, no city resort tax applies on top, unlike Columbia Falls. Eight percent is exactly what our own Lakeside bookings are charged, and stays of thirty days or more are exempt.
What do I need before renting out a Lakeside home?
A Montana seller's permit before you do business, registration for the lodging facility sales and use tax, a Flathead County Health Department inspection, and a Montana Public Accommodation License for a Tourist Home. Land-use approval runs through Flathead County Planning and Zoning and depends on your parcel's district.
When does Lakeside actually book?
Summer, and almost only summer. July runs about four-fifths of nights sold with August close behind, and June and September are genuine shoulders. From November through April occupancy sits in the low teens or below, and the median full-year home earns nothing in most of those months.
