Bigfork market overview
Bigfork sits where the Swan River meets the north-east corner of Flathead Lake, a walkable village with a summer theatre, galleries and restaurants that most lake towns this size do not have. That gives it something beyond the water: guests have somewhere to go in the evening, and shoulder-season visitors have a reason to come at all.
The season is still decisively summer. July peaks at about three-quarters of nights sold, August and June follow, and September holds above two-fifths on the tail of Glacier National Park traffic and the quieter lake weeks.
Outside June through September the market is close to dormant. Occupancy runs under a tenth for much of the winter and the median full-year home earns nothing across most of it. The village keeps Bigfork more interesting than a pure lakefront market in the shoulders, but it does not create a winter.

Vacation Rental Taxes and Regulations in Bigfork, MT
Bigfork is county territory, not a city
Bigfork has no municipal government; it sits in unincorporated Flathead County. That affects what a guest pays — owners inside Columbia Falls or Whitefish city limits carry a municipal resort tax on top of the state lodging tax, and a Bigfork owner does not.
Lodging taxes
Montana levies a combined 8% lodging facility tax — 4% sales tax plus 4% use tax — administered by the Montana Department of Revenue. There is no general state sales tax on top, and no county or city lodging tax here. Eight percent is exactly what our own Bigfork bookings are charged.
Stays of thirty continuous days or more to the same guest are exempt. A seller's permit is required before you do business, and returns are quarterly.
Registering your rental
Three things are required regardless of where in Flathead County you sit:
- A Flathead County Health Department inspection, covering water, wastewater, cleanliness, sanitation and guest amenities such as linens and laundry.
- A Montana Public Accommodation License for a Tourist Home, conditional on passing that inspection and renewed annually.
- Registration for the Montana lodging facility sales and use tax.
Register your business name or DBA with the Montana Secretary of State as well. If the property is in an HOA, obtaining its permission is the owner's responsibility, not the county's.
Confirm your land-use position with the county
Bigfork sits outside any city's zoning jurisdiction, so land-use approval runs through Flathead County Planning and Zoning and turns on your parcel's zoning district. Settle that before you buy or convert.
How Fairly handles it
We collect and remit the lodging tax on every booking, and assist with the state tax registration, the health inspection and the Tourist Home licence, including the annual renewals.
Operating a vacation rental in Bigfork, MT
Bigfork's season is short and dense, and that sets the operating year. June to September the calendar is effectively full and turnovers stack up, so pre-season preparation is the whole game — anything deferred into July stays broken.
Being in the village helps and complicates in equal measure: guests walk to dinner rather than driving, but parking, noise and neighbours are closer than they are on an isolated lakefront lot.
Winter is the real off-season, with a largely empty house through hard Montana cold.
Frequently asked questions
How much lodging tax does a Bigfork rental owe?
Eight percent — four percent Montana lodging sales tax plus four percent use tax, administered by the Montana Department of Revenue. Bigfork is unincorporated, so no city resort tax applies on top as it would inside Columbia Falls or Whitefish. Eight percent is exactly what our own Bigfork bookings are charged.
What do I need before renting out a Bigfork home?
A Montana seller's permit before doing business, registration for the lodging facility sales and use tax, a Flathead County Health Department inspection, and a Montana Public Accommodation License for a Tourist Home. Land-use approval comes from Flathead County Planning and Zoning and depends on your zoning district.
When does Bigfork actually book?
June through September carries the year. July peaks near three-quarters of nights sold, August and June follow, and September holds above two-fifths. Winter occupancy runs under a tenth for much of the season, with the median full-year home earning nothing across most of it.
