Rehoboth Beach market overview
Rehoboth Beach sits on the Atlantic between Cape Henlopen State Park to the north and Dewey Beach to the south, a short drive down Route 1 from Lewes. Its mile-long boardwalk, guarded ocean beaches and the restaurants and shops of Rehoboth Avenue draw families and weekenders from Washington, Baltimore and Philadelphia, and the town has long been one of the East Coast's best-known LGBTQ+ beach destinations. Tax-free shopping along Route 1 and the Delaware state parks on either side keep visitors busy beyond the sand.
The rental year turns on summer. In July, top homes are booked more than eight nights in ten at nightly rates a little over double January's, and June through August produce about three-quarters of a year's revenue. September holds up well after Labor Day, and May and October are modest shoulders. From November through March bookings are thin, which makes winter the time for maintenance, upgrades and owner stays.
What homes earn in Rehoboth Beach, DE
The chart draws on top-performing vacation rentals with a Rehoboth Beach address — Airbnb and Vrbo listings with a review score of 4.8 or higher that were available or rented at least 300 days of the year. Because it follows the address rather than the city line, it includes homes in the neighbourhoods around the small city. July and August carry the year, and bedroom count and walking distance to the beach and boardwalk move a home's figure most. You can customize a projection for a specific home.

Vacation Rental Taxes and Regulations in Rehoboth Beach, DE
Short-term rentals are allowed in and around Rehoboth Beach
Your home can operate as a short-term rental whether it sits inside the City of Rehoboth Beach or outside it. The city covers little more than a square mile of land, and many homes with a Rehoboth Beach address lie outside its limits, in unincorporated Sussex County. The city's rental license and rental tax apply only inside those limits, which the city's zoning map shows.
Lodging taxes
Delaware levies a 4.5% short-term rental lodging tax on every stay of 31 nights or fewer, administered by the Delaware Division of Revenue. It is charged on the rent alone; cleaning fees, linen fees and security deposits are excluded.
Inside city limits, Rehoboth Beach adds a 7% rental tax, paid by owners who rent their homes. Licensed owners receive the city's gross rental tax form on December 1 each year, and payment is due February 15. The city's separate 3% lodging tax is paid by hotels, not homes. Sussex County's lodging tax likewise applies to hotels, motels and tourist homes, so a home outside the city owes the state tax alone.
Licensing a home inside the city
A city home needs a residential rental license from the Building & Licensing Department before it is rented, and a new owner applies afresh. The first license requires proof of ownership, identification, current property taxes and a city inspection. The inspector checks the home's condition inside and out, visible address markings, working doors and egress windows, GFCI outlets in bathrooms and at kitchen counters near sinks, and smoke detectors. The license is renewed every year, and most homes submit a self-inspection checklist before renewal.
The license comes with standing rules. Each rental needs a local contact who can respond 24 hours a day, seven days a week, and the license, local contact and city requirements must be posted in plain view inside. Overnight occupancy is capped at two guests per bedroom plus two more, not counting children six and under. Your Fairly caretaker lives nearby and can act as the home's local contact.
How Fairly handles it
Fairly registers your home for Delaware's short-term rental lodging tax, and collects and remits it on every booking along with, for homes inside city limits, the Rehoboth Beach rental tax. We assist with the city license application, the inspection, each annual renewal and its self-inspection, and the postings the license requires. Our Lewes page covers the rules a few miles up the coast.
Operating a vacation rental in Rehoboth Beach, DE
Operating in Rehoboth Beach means a short, intense summer. Most turnovers fall between mid-June and Labor Day, often as same-day changeovers, with sand, beach chairs, bikes and outdoor showers to reset between stays. Parking near the beach is tight and metered in season, so guests need clear directions on where their car goes. Salt air wears on decks, HVAC and exterior finishes, and nor'easters and hurricane season call for a storm plan.
Inside city limits, the rental license carries standing duties: a local contact who can be reached 24 hours a day, the license and city rules posted inside the home, a self-inspection before most annual renewals, and guests briefed on the city's good-neighbor guidelines. Your Fairly caretaker lives nearby and can serve as that local contact.
Frequently asked questions
Fairly charges a flat 20% commission on your Rehoboth Beach home's rental revenue, with no long-term contract and no hidden fees, so we earn only when it books. The rate covers listings on Airbnb, Vrbo and Fairly.com, pricing through the summer peak, guest messaging, and collecting and remitting the state and city lodging taxes. Your caretaker keeps the cleaning fee guests pay and receives a share of Fairly's commission.
Yes. Inside city limits, the City of Rehoboth Beach requires a residential rental license, an initial inspection, a 24-hour local contact and annual renewal; Fairly assists with each, and your caretaker can be the local contact. Many homes with a Rehoboth Beach address sit outside the city in unincorporated Sussex County, where no city license applies.
Every stay of 31 nights or fewer carries Delaware's 4.5% short-term rental lodging tax on the rent, with cleaning fees excluded. Homes inside city limits also owe the City of Rehoboth Beach's 7% rental tax, paid once a year by February 15. Sussex County's lodging tax does not reach short-term rentals. Fairly collects and remits each tax your home owes.
July and August, with June close behind. In July top homes are booked more than eight nights in ten at a little over double January's nightly rate, and the three summer months produce about three-quarters of the year's revenue. September holds up after Labor Day; November through March is quiet, which leaves winter for maintenance and owner stays.
