What our guests say
Telluride & Mountain Village market overview
Telluride and Mountain Village share one ski area and are two towns. Telluride is the Victorian mining town at the closed end of a box canyon in the San Juan Mountains. Mountain Village sits above it on the mountain, built as a resort around the lifts, with condominiums and homes along the ski runs and the golf course. A free gondola links the two. Winter demand builds through January and peaks in February and March, when nightly rates are the highest of the year. July is the busiest month by occupancy, and June through September stay strong on a festival calendar that runs from bluegrass in June to the film festival over Labor Day weekend. April, May and November are close to empty. The Telluride Tourism Board publishes the event calendar, and our Mountain Village page covers that town on its own.
What homes earn in Telluride & Mountain Village, CO
The curve is drawn from top-performing rentals in Telluride and Mountain Village on Airbnb and Vrbo: listings with a review score of 4.8 or higher that were available or rented at least 300 days of the year. It has two peaks, February–March skiing and a longer June–September summer, with quiet spring and autumn months between. A Telluride home on a Residential or Limited licence, capped at 29 nights a year, will earn far less than the curve. You can customize a projection for a specific home.

Vacation Rental Taxes and Regulations in Telluride & Mountain Village, CO
Two towns, two sets of rules
Telluride and Mountain Village are separate home-rule towns, each with its own licence and its own taxes, which it collects itself. Which rules apply depends on which side of the town line the home sits, not on the mailing address: many homes with a Telluride address are in Mountain Village. Homes on San Miguel County land between and around the towns follow the county's rules instead.
Town of Telluride
Short-term rentals need a town licence, and where the home sits decides how much it can rent. Outside the Residential Zone, a Classic licence has no annual limit on nights. Inside it, a Residential licence allows at most three short-term stays a year, totalling no more than 29 nights. The Residential Zone covers most of town north of Colorado Avenue, both ends of Colorado Avenue, North Telluride and Sunset Ridge; downtown Colorado Avenue and the south side toward the gondola, along Pacific and San Juan Avenues, sit outside it. No person or entity may hold a financial interest in more than two licensed units, except condominium units whose zoning or covenants bar long-term rental or owner occupancy, and a licence does not transfer on sale.
Start with a Colorado sales tax licence, then the town licence through the town's short-term rental portal before the home is advertised. The application takes an ownership disclosure and a self-inspection affidavit, the licence number goes in every listing, and licences renew each January. Stays are taxed at 17.22%: the town's 11% (4.5% sales, 2% lodgers', 2% excise and 2.5% affordable housing taxes), filed monthly with the town, plus 6.22% in Colorado, San Miguel County and regional transit taxes on a Colorado Department of Revenue return.
Town of Mountain Village
Short-term rentals are a permitted use in Mountain Village's single-family and multifamily zones and the Village Center. Anyone who advertises a home for stays needs a town business licence first, one per rental unit, issued through the town's MUNIRevs portal. The application lists every place the home is advertised and names a local contact within 30 miles of town; the licence is posted inside the unit, and a report of the year's rentals is due by January 31. Licences run through December 31, renew each January, and do not pass to a buyer. Stays of any length are taxed at 14.72%: the 9.47% sales tax, the town's 4% lodging tax and a 1.25% visitor benefit tax, filed with the town through MUNIRevs after a Colorado business registration. Our Mountain Village page has more.
How Fairly handles it
In either town we register your home for the town and state taxes, then collect and remit them on every booking. We assist with the licence application, the annual affidavits or report, and the renewal.
Operating a vacation rental in Telluride & Mountain Village, CO
Both towns sit high in the San Juans and get heavy snow. Winter arrivals need cleared walks and entries, freeze protection and a warm house, and guests need exact directions and parking instructions before they drive up. Summer turnovers bunch around festival weekends, often back to back. In Telluride the town requires bear-proof trash containers, an on-call contact reachable around the clock with their details posted inside, and guests told the rules on parking, pets, trash, bears and noise. Mountain Village asks for a local contact who lives or works within 30 miles of town. Your caretaker lives nearby and is exactly that kind of reachable local presence. A Telluride Residential licence also means counting every stay toward its annual allowance. April, May and November are the window for deep cleans and repairs.
Frequently asked questions
Fairly charges a flat 20% commission on rental revenue, with no long-term contract and no hidden fees, and earns it only when your home books. It covers listings on Airbnb, Vrbo and Fairly.com, pricing through the ski and summer seasons, guest messaging, and collecting and remitting the town and state lodging taxes in whichever town the home sits.
Yes, in both, under each town's own licence. In Telluride, a Classic licence outside the Residential Zone has no limit on nights; inside it (most of town north of Colorado Avenue, both ends of Colorado Avenue, North Telluride and Sunset Ridge) a Residential licence allows three stays and 29 nights a year. In Mountain Village, rentals are permitted in the single-family and multifamily zones and the Village Center with a town business licence.
In the Town of Telluride, stays under 30 nights are taxed at 17.22%: the town's 11%, filed monthly with the town, and 6.22% in state, county and regional transit taxes, filed with the Colorado Department of Revenue. In Mountain Village, stays of any length are taxed at 14.72%, filed with the town. Fairly collects and remits them on every booking.
No. Mountain Village is its own town, even where the mailing address says Telluride. It licenses rentals through its own business licence, taxes stays at 14.72% rather than Telluride's 17.22%, and Telluride's Residential Zone and two-unit limit do not apply there. Our Mountain Village page covers its rules.
