One address, two governments
A South Lake Tahoe mailing address does not tell you which government your rental answers to. The city of South Lake Tahoe covers the neighborhoods along the lake and around Heavenly; Meyers, Tahoe Paradise and Christmas Valley carry the same postal city but sit in unincorporated El Dorado County — and that is where most of the homes we manage here are. Both jurisdictions permit whole-home vacation rentals, so the first step is confirming which side of the line your parcel is on.
Lodging taxes
In the unincorporated county, the transient occupancy tax on stays of 30 days or fewer is 14% — a 10% base plus an additional 4% in the Tahoe area — reported quarterly to the county Treasurer-Tax Collector. Inside city limits, the city levies a 12% transient occupancy tax on the same stays (certain redevelopment-area properties pay 14%), plus a $5.50-per-night Tourism Improvement District fee on agent-managed vacation rentals, both filed with the city's Revenue Services Division. Registering on the county side
El Dorado County requires a vacation home rental permit from its VHR Division, which keeps a South Lake Tahoe office on Emerald Bay Road. A new permit takes a fire-safety inspection by the local fire district, repeated every other year, and the county keeps a 500-foot buffer around every active rental — a home inside a neighbor's buffer joins a waitlist rather than being turned away. Permits do not transfer when a home sells.
Registering on the city side
Measure T, which had banned vacation rentals in the city's residential neighborhoods, was struck down in court and is no longer in effect. The city's current ordinance issues VHR permits in residential areas again under a citywide cap, with a waitlist when the cap is reached. New permits require an inspection before issuance and annual renewal, and the city publishes an issued-permit map showing where the program stands.
