Vacation Rental Management
Vacation Rental Management in White Salmon, WA
Renting out the home you live in asks more of a manager than a second home does, and in White Salmon's residential zones that is the rule rather than the exception — Fairly runs turnovers, guest messaging and pricing around your own use of the house, listing it on Airbnb, Vrbo and Fairly.com.

White Salmon market overview
White Salmon sits on the bluffs above the Columbia on the Washington side of the river, a bridge crossing from Hood River and inside the Columbia River Gorge National Scenic Area. Visitors come for wind on the water and whitewater off it: the Columbia's summer thermals draw kiteboarders and windsurfers, while the White Salmon River runs raftable through the warm months. North of town, Mount Adams and the Gifford Pinchot National Forest open onto hiking, huckleberry picking and backcountry access.
That mix gives the market a hard summer peak and an unusually long tail. July is the strongest month by a wide margin, with occupancy near eighty percent and the year's highest nightly rates, and June and August are the next strongest. Demand then holds later than it does in most mountain markets — September and October each stay above sixty percent as the heat eases and colour comes into the Gorge. Bookings thin from November through February, when occupancy runs between a quarter and two-fifths of the nights on offer.

Vacation Rental Taxes and Regulations in White Salmon, WA
Whether your home qualifies
White Salmon allows short-term rentals, and your zoning decides which rules reach you. In the residential zones the home must be your primary residence — proven with voter registration, a Washington licence and a federal return at that address — and one permit issues per owner, however many properties you hold. The choice is then between a vacation home rental, the whole house for up to 150 days a year with accessory dwelling units excluded, and a hosted homeshare, part of the house or an ADU with you present and no annual night limit. Commercial zones impose no owner-occupancy test and no limit on nights or on permits per owner, capping only the share of a parcel's residential units — thirty percent — in short-term rental use.
Residential permits are capped at ten percent of the city's housing units, recalculated yearly. When they run out the city opens a first-come queue and publishes where it stands, so check that before planning around a new permit.
Registering your rental
Start with the state business licence through the Department of Revenue's Business Licensing Service, which also issues the city's rental business licence. Then apply to the City of White Salmon Planning Department for the permit, with a fire-safety checklist, a parking diagram and photographs, proof of solid waste service and a statement of liability insurance. Before a first permit, notify abutting owners and owners of record within 150 feet with the permit number and a telephone number. Permits run to January 31 and renew annually by that date, for up to eight consecutive years before you reapply, and they do not transfer with a sale.
Lodging taxes
Washington taxes lodging through retail sales tax on stays of fewer than thirty consecutive nights, reported on a single Department of Revenue excise return, and cleaning fees are taxed as part of the room charge. White Salmon adds no special hotel/motel tax on top of it, and Revenue publishes the current combined rate for every location in the state.
Local rules, and homes outside the city
Overnight occupancy is two people per bedroom plus two, with six more permitted during the day, and one improved off-street parking space is required per two bedrooms. State law requires primary liability insurance of at least one million dollars covering short-term rental use, or a platform carrying equal coverage, plus a contact reachable for the length of a stay. Permits are subject to inspection against the city's fire-safety checklist.
A White Salmon address does not always mean a White Salmon home. Property past the city line sits in unincorporated Klickitat County, which requires no short-term rental permit at all, though county zoning bars short-term rental use of both the ADU and the main house on a parcel that has one.
How Fairly handles it
We collect and remit the lodging taxes on every booking, register your home for those taxes, and assist with the city permit and its annual renewal.
Operating a vacation rental in White Salmon, WA
Summer here is compressed. July and August run nearly back-to-back, with turnovers falling between guests who arrive dusty off the river or wind-burned off the water, so linen volume and same-day cleans are the real constraint. Winter brings east wind down the Gorge and hard freezes on the bluff, which makes vacant-home checks and freeze protection part of the routine.
The permit carries standing duties. A vacation home rental needs weekly solid waste collection with assisted pick-up every month it is available, posted notices and the parking diagram have to stay current, and someone in the local area must answer when a neighbour calls. With Fairly, your caretaker is that person — they live nearby, handle each turnover themselves, and know the house well enough to catch a problem before a guest does. You keep final say, and you can change caretakers whenever you want.
Frequently asked questions
Can I short-term rent a White Salmon home I don't live in?
In the city's residential zones, no — a short-term rental permit there requires the home to be your primary residence, and the city checks documents to confirm it. Homes in commercial zones face no owner-occupancy test, and properties outside the city limits fall under Klickitat County, which requires no such permit.
How many nights a year can I rent my house?
Renting the whole of your primary home in a residential zone is capped at 150 days a year. A hosted homeshare, where you rent part of the house or an accessory dwelling unit and stay on site, has no annual limit, and neither does a short-term rental in a commercial zone.
When does White Salmon actually book?
July is the peak by a clear margin, with occupancy near eighty percent, and June and August are close behind. The shoulder runs long for a mountain market: September and October both hold above sixty percent. November through February are quiet, so a 150-day allowance comfortably covers the season worth renting.
