Port Angeles market overview

Port Angeles is the main gateway to Olympic National Park. The road to Hurricane Ridge starts in town, Lake Crescent lies west along Highway 101, and the Black Ball Ferry's MV Coho crosses the Strait of Juan de Fuca to Victoria, BC.

Demand follows the park's season. Among the area's top-rated whole-home rentals, occupancy climbs from about a quarter of nights in January to over 90% in July, and the average July nightly rate is close to $400, against about $210 in winter. June through September brings in roughly three-fifths of a year's revenue; October to April is quieter, carried by weekend getaways and ferry traffic.

Much of the market sits outside city limits: along the Elwha, out toward Joyce and Lake Crescent, and east toward Sequim, on rural acreage and water-view lots.

Vacation Rental Taxes and Regulations in Port Angeles, WA

Can you rent here?

Yes, across most of the market. Most of the Port Angeles area lies outside city limits in unincorporated Clallam County, where vacation rentals are an established use with no licence cap; county code sets operating standards rather than a licence.

Inside the City of Port Angeles, a whole home that is not the owner's principal residence (a Type II short-term rental) needs a city Short-Term Lodging Business License. The city caps Type II licences at 200 citywide, one per owner and one per parcel, and places applicants on a waitlist once the cap is reached; it publishes its current licence counts weekly. Type II rentals are not limited to particular parts of the city. Owner-occupied room rentals (Type I) are not capped.

Unincorporated Clallam County

Chapter 33.51 of the county code requires the owner to obtain a fire and life-safety inspection from the Department of Community Development, or an inspector it approves, covering exits, smoke and carbon monoxide alarms and fire extinguishers. The home must be on public sewer or a compliant septic system, with guest occupancy within the system's design capacity, and must have enough on-site parking for guests. Owners give renters written notice of county noise rules, burn bans and refuse rules, the location of utility shut-offs, and the name and number of a local contact. Your Fairly caretaker lives nearby and can serve as that contact.

City of Port Angeles

The city licence, issued by Community & Economic Development, requires a site plan, a floor plan marking sleeping areas, a Washington business licence, proof of ownership, a signed Good Neighbor Policy posted inside the unit, and proof of $1 million in general liability insurance. Every new or renewed licence needs a city fire life-safety inspection.

Statewide rules

Washington's short-term rental law requires every operator to give guests a contact who can respond during the stay, meet carbon monoxide alarm rules, and post inside the home its address, emergency numbers, a floor plan with exits, the maximum occupancy and the operator's contact. Operators carry at least $1 million in primary liability insurance, unless the booking platform provides equal coverage.

Lodging taxes

A short-term rental owes the same sales and lodging taxes as a hotel stay. The Department of Revenue publishes the combined rate for each location every quarter: 10.6% in unincorporated Clallam County and 10.9% inside Port Angeles city limits, each including a 2% local lodging tax. All of it goes on one Department of Revenue excise return.

How Fairly handles it

We register your home for Washington's sales and lodging taxes, collect and remit them on every booking, and assist with the county inspection or the city licence application and its renewal.

Operating a vacation rental in Port Angeles, WA

Operating here means fitting most of the year's turnovers into a short summer, then keeping homes ready through the quieter months, when windstorms can bring down trees and power lines on rural roads. Many rentals outside town run on septic systems, and Clallam County expects guest numbers to stay within what the system was designed for, so occupancy and septic maintenance go together. Guests heading for the park or the ferry plan around early starts and late arrivals, which puts a premium on clear check-in instructions for homes down long rural drives.

Washington law and the county both expect guests to have a local contact during the stay. With Fairly, your caretaker is that contact: they live nearby, handle every turnover and walkthrough personally, and know the home well enough to catch a problem early. You keep final say over your home.
