Lodging taxes on Hilton Head Island

South Carolina taxes accommodations rented for fewer than 90 consecutive days at 7 percent — the 5 percent state sales tax plus the 2 percent state accommodations tax — reported to the South Carolina Department of Revenue by the 20th of the month following each filing period. The Town of Hilton Head Island adds 3 percent of gross rental proceeds: a 1 percent local accommodations tax and a 2 percent beach preservation fee that funds renourishment. The Town's share goes to its Revenue Services Office quarterly, due the 20th of the month after each quarter closes, and a return is filed even for a quarter with no rentals. Beaufort County's accommodations tax reaches only the unincorporated county, so it does not touch a home inside the Town.

Registering your rental

Short-term renting is allowed here. The Town's ordinance covers condominiums, villas and single-family dwellings rented for fewer than 30 days, and permitted rentals operate right across the island. The sequence is an accommodations tax account with Revenue Services, a Town business license, and a short-term rental permit for each property offered. The permit must be issued to a person rather than an LLC, is priced per bedroom, does not transfer, and runs May 1 to April 30 alongside the business license year. Where a home sits inside a planned community or HOA, the Town asks for a letter from the association confirming the property may be rented short-term.

The permit number belongs on every advertisement. The owner or short-term rental agent must be reachable by phone throughout a rental and respond to a complaint within an hour. The noise ordinance is posted inside the home, garbage stays in containers, and guests park only in the marked nine-by-eighteen-foot driveway spaces — six at most, none on grass or pine straw. Fire and life-safety conditions include a charged extinguisher, smoke and carbon monoxide detectors, clear escape routes, a 60-minute shut-off valve and a combustible gas alarm for an external propane barbecue, and, for homes of 3,600 square feet or more, a compliant suppression system or an approved monitored alarm that sirens throughout the house.
