Edisto Island market overview
Edisto draws families who want an old-fashioned beach: no high-rises, no boardwalk, a single road onto the island, and a beach town where the evening plan is a crab dock or a sunset on the sand. Visitors come for Edisto Beach State Park, the boneyard beach at Botany Bay, kayaking the ACE Basin marshes, and the oak-lined drive down Highway 174, about an hour from Charleston.
Demand is sharply seasonal. Among top-rated homes, June and July run near 83% occupancy at roughly $415–420 a night, and April through October brings in about 85% of the year's rental income. Spring and early fall are a dependable shoulder, with occupancy in the 40–58% range as families shift to couples, anglers and long weekends. December through February is quiet, under 20% occupied. Earnings here are made by pricing the summer weeks correctly and filling as many shoulder-season nights as possible.

Vacation Rental Taxes and Regulations in Edisto Island, SC
Two jurisdictions on one island
Short-term rentals operate across Edisto, but which government's rules apply depends on where your home sits. Homes inside the Town of Edisto Beach, the incorporated beach town on the island's ocean side in Colleton County, follow the town's licensing and tax rules. The rest of the island is unincorporated Charleston County, governed by the county's zoning ordinance.
Town of Edisto Beach
Every residential rental in the town, short- or long-term, needs a Town of Edisto Beach business license. Rentals are Class 9.1, and the fee is based on gross receipts. Licenses run May 1 to April 30, renewals are due by April 30, and late payments are penalized monthly. Owners whose business address is outside the 29438 ZIP code pay double the license fee.
Stays of 30 days or less in the town carry a published 12% tax stack: 5% state sales tax, 1% local option sales tax, 2% state accommodations tax and 1% capital project sales tax, all filed with the South Carolina Department of Revenue, plus the town's own 2% local accommodations tax, remitted to the Town of Edisto Beach by the 20th of the following month, and Colleton County's 1% local accommodations tax.
Unincorporated Edisto Island (Charleston County)
Outside town limits, short-term rentals are regulated by Charleston County Zoning & Planning under the county's Zoning and Land Development Regulations. The county issues annual short-term rental permits, and the permit types available to a home depend on its zoning district; in some districts a rental needs a special exception from the Board of Zoning Appeals. Bookings also carry the state sales and accommodations taxes and Charleston County's 2% accommodations fee.
How Fairly handles it
We register your home for the taxes that apply at its address, collect and remit them on every booking, and assist with the business license or county permit and its annual renewal.
Operating a vacation rental in Edisto Island, SC
Operating on Edisto means heavy turnover packed into a short summer, then months of near-empty calendars. June and July bring back-to-back stays, and with one road onto the island, every cleaner, linen delivery and repair visit has to be planned around that.
The coast is hard on a house. Salt air corrodes HVAC units, hardware and outdoor furniture faster than inland, and work on beachfront homes in the town follows its beachfront regulations. Hurricane season runs through the busiest booking months, so storm preparation, cancellations and rebooking are part of the job. In the off-season, the quiet months are the time for deep cleaning, maintenance and pricing work that will fill the next spring.
Frequently asked questions
Fairly charges a flat 20% commission on rental revenue, paid only when your home books, with no long-term contract and no hidden fees. That covers listings on Airbnb, Vrbo and Fairly.com, pricing tuned to Edisto's summer peak, guest messaging, and collecting and remitting your lodging taxes. Your local caretaker earns the cleaning fee guests pay plus a share of Fairly's management commission.
It depends on the address. The Town of Edisto Beach covers the beach town on the island's ocean side and is part of Colleton County; homes there need a town business license. The rest of the island is unincorporated Charleston County, where short-term rentals are permitted through the county's Zoning & Planning department.
Stays of 30 days or less in the Town of Edisto Beach carry a 12% total: state sales, local option, state accommodations and capital project taxes filed with the South Carolina Department of Revenue, plus the town's 2% and Colleton County's 1% local accommodations taxes. Fairly collects and remits all of them on every booking.
June and July. Top-rated homes run near 83% occupancy then, and April through October brings in about 85% of the year's rental income. Spring and early fall bring steady shoulder-season demand from couples, anglers and weekend visitors, while December through February is quiet, so pricing the summer weeks well matters most.
