Coos Bay market overview

Coos Bay is the largest town on the southern Oregon coast, and its visitors come for what sits just beyond it. The Cape Arago Highway runs west through the fishing port of Charleston to Sunset Bay, Shore Acres and Cape Arago, the headlands where people go to watch winter storms and migrating whales. The South Slough Reserve protects the estuary's southern arm for paddling and trail walks, and the Oregon Dunes begin just north across the bay. Crabbing off the Charleston docks, charter fishing and the drive south to Bandon's golf courses fill out the summer.

The calendar is a coastal one. Occupancy nearly triples between January and July, and nightly rates peak in July and August. September still books well; October falls back to winter levels, with a modest lift in November and December. About half of a year's income arrives between June and September, so a home's shoulder-season calendar is where careful pricing earns the most.

What homes earn in Coos Bay, OR

The chart reflects the top-performing short-term rentals within Coos Bay's city limits — homes listed on Airbnb and Vrbo with an average review score of at least 4.8, available or rented at least 300 days a year. Bay and ocean views, proximity to Charleston and the Cape Arago parks, and the number of bedrooms do the most to move a home's figure, and a calendar that holds into September matters as much as the peak. Vacation Rental Taxes and Regulations in Coos Bay, OR

Can your home be a vacation rental?

Yes, in most of the market, with an approval first. Inside Coos Bay city limits a whole-home vacation rental needs a Type II land use permit from the city's Community Development staff. It is allowed in the residential neighborhoods and in the commercial and mixed-use districts. In residential zones the city caps vacation rentals at 75 citywide and bars a new one within 300 feet of an existing one; homestays, where the owner lives on site, are not capped. Garages, accessory dwelling units and RVs cannot be rented. Occupancy is limited to two guests per bedroom plus two.

Homes outside city limits, including Charleston and the Cape Arago Highway, fall under Coos County. The county allows vacation rentals in existing homes in its urban and rural residential zones through an administrative conditional use review by the Planning Department, which weighs compatibility with the neighbors and parking. Approval carries a recorded deed restriction, and a new owner must apply for a compliance determination before continuing the rental.

Lodging taxes

Every stay of 30 days or less owes Oregon's state transient lodging tax, filed quarterly with the Department of Revenue. On top of it:

  • Inside city limits: Coos Bay's 9.5% transient room tax. The home registers with the city's Finance Department within 15 days of its first booking and receives a certificate of authority, which is displayed in the home. Returns are due quarterly.
  • In the Charleston area: Coos County's 9.5% transient lodging tax, administered by the Oregon Department of Revenue.
  • Elsewhere in the county: the state tax alone.

Keeping a city permit

The business licence application includes a building safety inspection report, and the contact person is re-verified each year when the licence renews. A permit lapses if the home stops operating for a year or rents fewer than 10 nights in a calendar year.

How Fairly handles it

We register your home for the lodging taxes that apply, collect them on every booking and remit them each quarter. We assist with the city permit or county review and the licence renewal, and your caretaker can serve as the home's local contact.

Operating a vacation rental in Coos Bay, OR

Coos Bay homes take steady wind, salt air and a long wet season, so gutters, decks, exterior paint and anything metal near the water need attention between storms rather than once a year. Summer brings the opposite problem: back-to-back turnovers from June through September, often for families in town for the beaches and the docks at Charleston.

A city-permitted vacation rental also has standing conditions. A notice inside the home must list the contact person, the maximum occupants and vehicles, garbage day, city noise rules, a tsunami evacuation map and the police non-emergency number; each rented bedroom needs a smoke and carbon monoxide detector; and a parking diagram stays posted for guests. The city expects a contact within a 15-minute drive who answers around the clock. Your Fairly caretaker lives nearby and can be that contact.
