Holden Beach market overview
Holden Beach is a Brunswick County barrier island, reached by a bridge over the Intracoastal Waterway, and most of what draws people here is the beach itself: a long, quiet oceanfront, the fishing pier, and a sea turtle nesting season that a volunteer Turtle Patrol watches over. Behind the dunes, canal streets give the sound side its own boat-and-dock version of a beach week. Ocean Isle Beach lies across Shallotte Inlet to the west, and Oak Island across Lockwood Folly Inlet to the east.
Demand is a summer story. Top-performing homes run about 90% occupancy in July and 79% in June, and still hold 59% in August. May and September sit in the 40s, and October falls to about a fifth of nights booked. From December through February the island is quiet, under 10%.
That shape rewards a home that is priced hard for the twelve peak weeks and stays open and bookable through the shoulder months, when the occupancy that remains goes to the listings still taking reservations.

Vacation Rental Taxes and Regulations in Holden Beach, NC
Can I rent my home here?
Yes. The Town of Holden Beach governs every home on the island, and its zoning code lists rental homes as a permitted use in each district where houses are allowed, which is the whole residential island. The one limit is length of stay: in the residential districts a vacation rental has to run at least two overnight stays, so one-night bookings are not allowed. The town code has no short-term rental permit, licence, cap or registration program.
Lodging and sales taxes
Two taxes apply to every booking. North Carolina treats renting an accommodation as a retail sale, so state and local sales and use tax applies to the rent: 6.75% in Brunswick County, filed with the North Carolina Department of Revenue.
On top of that, the Town of Holden Beach collects a 6% accommodations tax. It combines the town's own room occupancy tax with Brunswick County's 1% occupancy tax, and the county directs owners on the island to pay its share to the town rather than to the county. Returns are monthly, due by the 15th of the month after the stay. Together the two come to 12.75% of the rent.
Registering your rental
Both registrations are tax accounts: a sales and use tax account with the Department of Revenue, and an accommodations tax account with the Town of Holden Beach, which receives the monthly return. There is no town rental permit to apply for.
Rules that affect operating
The North Carolina Vacation Rental Act applies to any stay of fewer than 90 days taken for vacation or recreation, and requires a written vacation rental agreement for each one. The town code adds two house rules that bite in summer: one trash can per two bedrooms on every rental home, and the two-night minimum in residential districts. The town enforces the trash rule with a civil fine for each day a home falls short.
How Fairly handles it
We register your home for North Carolina sales and use tax and for the Holden Beach accommodations tax, then collect and remit both on every booking. Your home is listed on Airbnb, Vrbo and Fairly.com.
Operating a vacation rental in Holden Beach, NC
Operating on Holden Beach means fitting a summer's worth of turnovers into roughly twelve weeks, with one bridge carrying every guest, cleaner and supplier onto the island.
Town rules shape the house as much as the calendar. A rental home must keep at least one trash can for every two bedrooms, rounding up, and the summer collection contract rolls carts back from the street after pickup. Guests need to know that vehicles are not allowed on the strand, pets are kept off it from 9 a.m. to 5 p.m. in summer, grills have to stay ten feet from the structure, and tents and umbrellas left on the beach overnight are removed.
Salt air and storm season are the rest of the job: outdoor furniture, decks and stairs wear quickly here, and hurricane season overlaps the late-summer weeks that still book.
Frequently asked questions
Fairly takes a flat 20% commission on your Holden Beach home's rental revenue, with no long-term contract and no hidden fees, so we earn only when the home books. The commission covers listings on Airbnb, Vrbo and Fairly.com, pricing through the summer peak and the quiet months, guest messaging, and collecting and remitting North Carolina sales tax and the town's accommodations tax.
Yes. Holden Beach's zoning code lists rental homes as a permitted use in every district where houses are allowed, so homes across the island can rent. In the residential districts each stay must be at least two nights. The town has no short-term rental permit, licence or cap; what you need are two tax accounts, which Fairly sets up for you.
12.75% in all. North Carolina state and local sales and use tax is 6.75% in Brunswick County and goes to the Department of Revenue. The Town of Holden Beach collects a 6% accommodations tax, which includes Brunswick County's 1% occupancy tax, on a monthly return due by the 15th. Fairly collects and remits both on every booking.
Mostly in summer. Top-performing homes run about 90% occupancy in July, 79% in June and 59% in August. May and September hold in the 40s, October drops to about 21%, and December through February sit under 10%. A home that stays listed through the shoulder months picks up the bookings summer-only listings miss.
