Emerald Isle market overview

Emerald Isle fills the western end of Bogue Banks, the barrier island on North Carolina's Crystal Coast, with the Atlantic on one side, Bogue Sound on the other and Bogue Inlet at its tip. Its twelve miles of shoreline are lined mostly with houses rather than high-rises, and families come for the beach, fishing off Bogue Inlet Pier, and paddling and boating on the sound.

The year turns on summer. Among top rentals, occupancy climbs past a third in April and near half in May, then June reaches about four nights in five and July close to nine in ten, with the highest nightly rates of the year. August stays busy until schools reopen, and September still books about half its nights. From November to February the island is quiet, with a tenth or less of nights booked in midwinter, so a home's year is largely made between Memorial Day and Labor Day.

Vacation Rental Taxes and Regulations in Emerald Isle, NC

Can your home be a short-term rental here?

Yes. Emerald Isle is an incorporated town in Carteret County, and its code has no short-term rental permit, licence, registration or cap. Houses and condos in town can rent to visitors; a homeowners' or condominium association can still set its own rental rules.

Lodging and sales taxes

Every Emerald Isle stay carries two taxes, 12.75% together. North Carolina sales and use tax applies to the rental of a residence or cottage at Carteret County's combined state and local rate of 6.75%, filed with the North Carolina Department of Revenue on Form E-500. The Carteret County Board of Commissioners adds a 6% occupancy tax on accommodations anywhere in the county, including houses rented by individuals; stays of 90 consecutive days or more are exempt. The town levies no occupancy tax of its own. Cleaning, linen, pet and damage fees count as part of the taxable rent.

Registering your rental

The only registrations are for tax. Open a sales and use tax account with the Department of Revenue, then send the county's remitter information form to the Carteret County Finance Department and register on its online filing portal. Occupancy tax returns are due monthly, by the 20th, for the month before.

Town rules that apply to rentals

Emerald Isle's rental rules are practical ones. Each vacation rental needs one trash and one recycling rollout per three bedrooms, set out and brought back on the town's schedule. Unattended beach equipment comes off the beach every night. The town's two regional beach accesses charge for parking from April through September, so guests should know where the home's own parking is.

The rental agreement

North Carolina's Vacation Rental Act covers any stay of fewer than 90 days taken for vacation or leisure. It requires a written vacation rental agreement, requires advance rent to be deposited in a trust account, and entitles guests to a prorated refund when a mandatory evacuation cuts their stay short.

How Fairly handles it

We register your home for North Carolina sales and use tax and the Carteret County occupancy tax, and collect and remit both on every booking. Your home is listed on Airbnb, Vrbo and Fairly.com.

Operating a vacation rental in Emerald Isle, NC

Most of an Emerald Isle home's turnovers fall between June and August, when stays run back to back and every changeover has to be ready for the next family by check-in. The town sets out how waste is handled at a rental: one trash rollout and one recycling rollout for every three bedrooms, carts out no earlier than noon the day before pickup and back by 9 am the day after. Beach tents, canopies and chairs left on the strand between 8 pm and 8 am can be confiscated, so guests need to know to bring them in each evening. Salt air wears on decks, HVAC units and outdoor fixtures, and hurricane season overlaps the peak: under North Carolina's Vacation Rental Act, guests ordered to evacuate are owed a prorated refund for the nights they lose.
