Beech Mountain market overview
Beech Mountain sits at 5,506 feet, the highest town in the eastern United States, and the elevation is the business. Snow holds here when the valleys are green, and July afternoons stay cool enough to pull families up from Charlotte, Raleigh and Atlanta.
Winter is the anchor season. December through February is when both nightly rates and occupancy peak, on skiing, snowboarding and tubing at Beech Mountain Resort and on a town that keeps the mountain open through it. Summer is a second season rather than an off-season: July fills strongly, drawn by lift-served downhill biking, the town's Emerald Outback trail park and the Buckeye Recreation Center. October adds a short, high-rate leaf run.
The quiet stretches are narrow and predictable — late March into May, and September, between the summer and leaf crowds. Season-by-season detail comes from the Town of Beech Mountain and the Beech Mountain Visitor Center.
What homes earn in Beech Mountain, NC
The chart tracks top-performing Beech Mountain rentals: homes listed on Airbnb and Vrbo that hold a guest review score of 4.8 or better and stay available or rented at least 300 days a year. Reading it as a full year matters here, because the mountain earns in two separate waves rather than one long season, and the winter peak and the summer one both belong in the total. Vacation Rental Taxes and Regulations in Beech Mountain, NC
Lodging and sales taxes
A Beech Mountain booking carries two taxes, and both fall at the same rate on either side of the county line the town straddles. The Town of Beech Mountain levies a 6% room occupancy tax on accommodations rented for fewer than 90 continuous days anywhere inside the corporate limits, and the town collects it directly: the monthly report goes to the Beech Mountain Tax Administrator by the fifteenth of the month following the one reported. North Carolina then treats accommodation receipts as a retail sale, so state and local sales and use tax applies to the same money — 6.75% in both Avery and Watauga counties, for 12.75% in all. The base is broad, since the Department of Revenue counts cleaning fees, linen fees, pet fees and damage fees as part of the taxable receipts.
Neither county's occupancy tax reaches an address inside town. Avery County levies only within Avery County District A, and Watauga County only within District U; each district is defined as the part of that county lying outside its incorporated areas.
Registering your rental
Both registrations are tax registrations. The state one is a sales and use tax account with the North Carolina Department of Revenue. The local one is a short-term rental registration with the Beech Mountain Tax Administrator, which the town's code requires of every owner and property manager for occupancy tax purposes. There is no third step. Beech Mountain runs no short-term rental permit, licence, cap or lottery, and its zoning ordinance lists residential vacation rental among the uses permitted by right — including in the single-family residential districts — rather than as a special use needing Board of Adjustment approval. Renting your home to visitors here is allowed.
Local rules that affect operating
Two filings recur. An Occupancy Tax Listing Form is due each May 30 and November 30, and a notarized Rental Affidavit of Compliance is due every January 1, certifying that the home carries the life-safety equipment the town's code requires of rental dwellings and that it was tested and found operable; signing it also grants the town leave to inspect. Statewide, the North Carolina Vacation Rental Act requires a written vacation rental agreement carrying the statutory notice for every stay under 90 days taken for vacation, leisure or recreation by someone with a permanent home elsewhere.
How Fairly handles it
We register your home for the Beech Mountain room occupancy tax and for North Carolina sales and use tax, and we collect and remit both on every booking. Your home is listed on Airbnb, Vrbo and Fairly.com.
Operating a vacation rental in Beech Mountain, NC
Operating on Beech Mountain is set by weather and by an ordinance list the town enforces. Winter is both the revenue season and the hard one: snow, ice and freeze risk run from December into March, guests arrive after dark on steep mountain roads, and turnovers stack up through the holiday weeks. Every rental here has to keep working smoke and carbon monoxide alarms, a rated fire extinguisher on each living level, a landline telephone that still dials 911 in a power cut, a metal bear-resistant trash bin, and reflective address numbers readable from both directions — and the owner certifies all of it under oath each January. Your caretaker is the single point of contact who keeps that list true between guests: flagging the bin for pickup, testing the alarms, and catching a frozen line before a guest does.
Frequently asked questions
Can I short-term rent my home on Beech Mountain?
Yes. The town's zoning ordinance lists residential vacation rental among its permitted uses rather than as a special use, and Beech Mountain operates no short-term rental permit, licence, cap or lottery. What the town does require is that the property be registered with its Tax Administrator for the room occupancy tax.
What taxes does a Beech Mountain rental pay, and when?
12.75% in all: a 6% Town of Beech Mountain room occupancy tax plus 6.75% North Carolina state and local sales and use tax. The occupancy tax is reported to the Beech Mountain Tax Administrator by the fifteenth of the following month. The rate is identical on the Avery and Watauga sides of town.
What does Beech Mountain require inside a rental home?
Working smoke and carbon monoxide alarms, a rated fire extinguisher on each living level, a landline telephone that dials 911 during a power outage, a metal bear-resistant trash bin, and reflective address numbers visible from both directions.
