Atlantic Beach market overview
Atlantic Beach holds the eastern end of Bogue Banks, the barrier island of North Carolina's Crystal Coast, and is the first beach you reach across the causeway from Morehead City. Its strand faces south onto the Atlantic and runs from the Circle, the town's oceanfront centre, west toward Pine Knoll Shores. At the island's eastern tip, Fort Macon State Park adds a restored pre-Civil War fort, a lifeguarded swimming beach in summer, and trails through the dunes and salt marsh.
The season is short and steep. Top-performing listings run about 82% occupancy in July and 74% in June, then fall to 59% in August and 45% in September. May reaches 46%, April and October sit near 30%, and January and February drop under 10%. Nightly rates roughly double between the February floor and the June peak. From October to mid-March the town opens its beach to permitted four-wheel-drive vehicles, which gives the off-season a following of its own.

Vacation Rental Taxes and Regulations in Atlantic Beach, NC
Lodging and sales taxes
An Atlantic Beach booking carries two taxes, 12.75% in all. North Carolina treats the gross receipts from renting a residence or cottage as a retail sale, so state and local sales and use tax applies at Carteret County's combined rate of 6.75%. On top of it, the Carteret County Board of Commissioners levies a 6% occupancy tax on gross receipts from accommodations anywhere in the county, houses rented by individuals included. Atlantic Beach levies no occupancy tax of its own. The Department of Revenue counts cleaning, linen, pet and damage fees as part of the taxable receipts, so both taxes follow the whole guest charge, not only the nightly rate.
Registering your rental
Renting your home to visitors in Atlantic Beach is allowed, and both registrations are tax registrations. The first is a sales and use tax account with the North Carolina Department of Revenue, reported on Form E-500. The second is an occupancy tax account with the Carteret County Finance Department: a new rental completes the county's remitter information form, then opens an account on the online filing portal, and returns are due monthly by the 20th for the month before. The town code contains no short-term rental permit, licence, registration or cap.
Inside the town limits — and outside them
An Atlantic Beach mailing address does not always mean the town. West of the town limits, Bogue Banks belongs to Pine Knoll Shores, Indian Beach, Emerald Isle and, at Salter Path, unincorporated Carteret County. The state sales tax and the county occupancy tax reach every one of them at the same rates; the town rules below apply only inside Atlantic Beach.
Town rules and the rental agreement
The town's rule for rentals is about trash: anyone renting to seasonal guests by the night or week must see that all waste goes into the town-issued carts at the end of each stay. Public beach-access lots are paid parking in spring and summer, so guests need to know where the home's own parking is. The North Carolina Vacation Rental Act governs the stay itself: a rental of fewer than 90 days for vacation or leisure needs a written vacation rental agreement, and the Act sets how advance payments are handled.
How Fairly handles it
We register your home for North Carolina sales and use tax and for the Carteret County occupancy tax, and we collect and remit both on every booking. Your home is listed on Airbnb, Vrbo and Fairly.com.
Operating a vacation rental in Atlantic Beach, NC
June and July run at 74–82% occupancy, so turnovers stack into the same short window and a missed clean shows up in the calendar that week. Town trash collection splits by side of the island: from Memorial Day through Labor Day, oceanside homes go out Monday and Thursday and soundside homes Tuesday and Friday, dropping to once a week the rest of the year. Carts must be at the street by 7 a.m. and brought in that evening, and the town code makes anyone renting to weekly or nightly guests responsible for seeing that every bag reaches the cart at checkout. That rule needs someone nearby. Your caretaker is your single point of contact, lives close by and handles each turnover personally, so the trash is in the cart before the next guest arrives. Salt air and hurricane season set the maintenance calendar.
Frequently asked questions
Fairly charges a flat 20% commission on rental revenue in Atlantic Beach, paid only when the home books — no long-term contract and no hidden fees. That covers listings on Airbnb, Vrbo and Fairly.com, pricing through the summer peak and the quiet months, guest messaging, and collecting and remitting the state sales tax and the Carteret County occupancy tax on every stay.
No. The Town of Atlantic Beach code contains no short-term rental permit, licence, registration or cap, so renting your home to visitors is allowed. What you need are two tax accounts: North Carolina sales and use tax with the Department of Revenue, and the occupancy tax with Carteret County Finance. Fairly registers your home for both.
Two, totalling 12.75%: North Carolina state and local sales and use tax at Carteret County's combined 6.75%, and Carteret County's 6% occupancy tax, filed monthly with the county by the 20th. The town adds no tax of its own. Cleaning, linen, pet and damage fees are part of the taxable amount. Fairly collects and remits both.
The taxes are the same. The state sales tax and the Carteret County occupancy tax apply at the same rates across Bogue Banks. Local rules follow the jurisdiction the home is actually in — Pine Knoll Shores, Indian Beach, Emerald Isle, or unincorporated Carteret County at Salter Path — rather than the Town of Atlantic Beach.
