Honolulu market overview
Honolulu is Oʻahu's capital and the main gateway to Hawaiʻi, a city that runs along the south shore from Kalihi to Kāhala. Its resort core is Waikīkī, a beachfront district of hotel and condominium towers between the Ala Wai Canal and the ocean, with Kapiʻolani Park and Diamond Head State Monument at its eastern end. Guests base in Waikīkī for the beach and the walkable streets, or in the neighborhoods around it for longer stays, and make day trips to the Pearl Harbor National Memorial, the North Shore and the windward coast.
Demand never really stops. Top-rated rentals here are booked about three nights in four across the year. January and February run near 80% as travelers escape the mainland winter, July is the fullest month of all and, with December, commands the highest nightly rates. September through November is the softest stretch, with November the quietest. Nightly rates move within a narrow band, so a Honolulu rental earns by staying booked rather than by surging in one season.
What homes earn in Honolulu, HI
The chart follows top-performing rentals across urban Honolulu, from Kalihi to Kāhala with Waikīkī at its center: listings on Airbnb and Vrbo with a review score of 4.8 or higher that were available or rented at least 300 days of the year. Nightly rates move only modestly from month to month, so the curve tracks occupancy: strong through winter, highest in July and December, softest in the fall. The neighborhood, the building and the view decide where a specific home lands. You can customize a projection for a specific home.

Vacation Rental Taxes and Regulations in Honolulu, HI
Can my Honolulu home be a vacation rental?
Yes, if it sits in a resort area, as most of Waikīkī's hotel district does. The City and County of Honolulu governs all of Oʻahu and allows stays under 90 days only in resort zoning and a few apartment areas beside it. In Waikīkī that is the Resort Mixed Use Precinct: most of the blocks between the beach and Kūhiō Avenue, plus the ʻEwa end of Waikīkī toward the Ala Wai; elsewhere, resort areas such as Ko Olina and Turtle Bay. Mauka of Kūhiō Avenue, the apartment blocks running back to the Ala Wai Canal are closed to short stays, apart from two named properties, the Waikīkī Banyan among them, and units holding a nonconforming use certificate, which the city no longer issues. The city's short-term rental eligibility map shows each parcel.
Outside the resort areas
Everywhere else, a home that is not registered or certified may not be rented for less than 90 consecutive days, and advertising a shorter stay is itself a violation. A federal court ruling has kept some rentals that were already taking 30-to-89-day guests before the 90-day rule able to continue. A home starting out now outside the resort areas suits furnished stays of 90 days or more, which need no city registration.
Registering a transient vacation unit
In an eligible area, each unit registers with the Department of Planning and Permitting before its first guest, with its state and Oʻahu lodging tax licenses, proof of ownership, a letter from the condominium association confirming rentals are permitted, and $1 million in liability coverage. Registration is renewed every year and does not transfer on a sale. Every listing carries the registration number and the property's tax map key. Hotel and timeshare units are exempt; certificate holders renew each autumn instead.
Lodging taxes
The state Department of Taxation administers two taxes on every stay under 180 days: the 11% transient accommodations tax, and the general excise tax at 4% plus Oʻahu's 0.5% surcharge. Both apply to the whole guest charge, cleaning fees included. The city adds its own 3% Oʻahu transient accommodations tax, reported on the state returns and paid to the Department of Budget and Fiscal Services. The state registration certificate, naming a contact on Oʻahu, must be posted inside the unit. Hawaiʻi's other counties draw their own lines; see our Kapaʻa and Hilo pages.
How Fairly handles it
Fairly registers your home for the state general excise and transient accommodations taxes and the Oʻahu transient accommodations tax, collects all three on every booking, and files and remits them. We also assist with the city registration and each annual renewal.
Operating a vacation rental in Honolulu, HI
Most rentals here are condominiums, so operating one means working inside a building: the association's house rules on check-in, parking, pool hours and moving through the lobby bind guests as much as owners. Salt air works on lanai doors and air-conditioning units, and the Central Pacific hurricane season, June through November, puts storm preparation on the calendar.
A registered unit carries standing conditions: an informational binder in the unit with a floor plan, house rules setting quiet hours from 10 p.m. to 7 a.m. and a 24-hour phone number; a two-year guest register; and no gatherings of ten or more people who are not guests. Hawaiʻi also requires a contact on Oʻahu for every transient rental. Your Fairly caretaker lives nearby and can be that contact, handling every turnover in person.
Frequently asked questions
A flat 20% commission on rental revenue, paid only when your home books, with no long-term contract and no hidden fees. It covers listings on Airbnb, Vrbo and Fairly.com, pricing, guest messaging, and collecting and remitting Hawaiʻi's and Oʻahu's lodging taxes. Your caretaker earns the cleaning fee guests pay plus a share of Fairly's commission.

Fairly registers your home for all three, collects them on every booking, and files and remits them.
Yes, from longer stays. Outside the resort areas the city requires a minimum of 90 consecutive days for a home that is not registered or certified, and a listing may not advertise anything shorter. Furnished stays of 90 days or more need no city registration, though they still owe the general excise tax, and the transient accommodations taxes until a stay reaches 180 days.
