Pooler market overview
Pooler is Savannah's western gateway: the city wraps around the I-95 and I-16 interchange beside Savannah/Hilton Head International Airport, about 15 minutes from Savannah's historic district. Guests come for the city itself — Tanger Outlets and the National Museum of the Mighty Eighth Air Force — and for a base that puts downtown Savannah, the airport and the interstates within easy reach.
That mix keeps demand unusually even. Top rentals here hold between 58% and 75% occupancy in every month of the year. March through July is the strongest stretch, with occupancy between 71% and 75% and nightly rates at their annual high, peaking in May. August through December settles a step lower, with December the least-booked month, and January brings the year's lowest rates.
What homes earn in Pooler, GA
The chart tracks the top of the Pooler market rather than its average. It draws on Pooler rentals listed on Airbnb and Vrbo that hold a review score of 4.8 or higher and were available or rented at least 300 days of the year — homes run full-time and run well. What a given home earns depends on its size, its street and how it presents. You can customize a projection for a specific home.

Vacation Rental Taxes and Regulations in Pooler, GA
Whole-home rentals are allowed in Pooler's neighborhoods
Pooler permits short-term rentals under its own ordinance, and the owner does not have to live in the home. Whole-home rentals are allowed in the city's residential zoning districts — R-1 through R-4, R-A, RA-1, RA-2 and planned unit developments. The rule that decides most applications is spacing: the city does not issue a certificate for a property within 500 feet of an existing licensed short-term rental, so a street that already has one may not take another. HOA covenants still apply on top of the city's rules.
Outside the city limits
Homes outside Pooler's city limits, on unincorporated Chatham County land, follow the county's short-term rental licence and pay Chatham County's 6% hotel/motel tax instead of the city's. Our Savannah page covers the county rules.
Lodging taxes
Every stay pays Georgia sales tax at 7% in Chatham County — the 4% state rate plus local sales taxes — administered by the Georgia Department of Revenue, along with Georgia's $5-per-night hotel-motel fee, which stops on the 31st consecutive night of a stay. Inside the city, Pooler adds a 6% hotel-motel excise tax, reported on a monthly return to the city Finance Department and due by the 20th of the following month. It is not charged after the first 30 days of a continuous stay.
Registering your rental
Start with a Georgia sales tax number. The city then requires both a Pooler business license and a short-term rental certificate, issued through Business Registration at City Hall after Planning & Development reviews the application, which can take up to 60 days. The notarized application comes with a floor plan showing where guests sleep, a site plan of the off-street parking, the guest rental agreement that will be posted inside the home, proof of ownership, an insurance policy covering the home specifically as a short-term rental, and written notice to the owners of the adjoining single-family homes. Owners who live outside Georgia must also show they employ a Georgia-licensed real estate broker. The certificate is non-transferable and expires on December 31; renewals open December 1, and a certificate that is not renewed ends the home's right to rent. A change of rental agent must be reported to the city within five business days.
How Fairly handles it
Fairly registers your home for Pooler's hotel-motel tax and collects and remits the state sales tax, the state hotel-motel fee and the city tax on every booking. We assist with the certificate application and each December renewal, and your caretaker can be named as the home's rental agent.
Operating a vacation rental in Pooler, GA
Operating in Pooler means a long, humid summer: air conditioning carries the load from May into September, and the Atlantic hurricane season runs from June through November. Turnovers stay steady all year rather than bunching into one season, so cleaning and restocking have to run reliably week after week. The city's certificate comes with conditions that last as long as the rental does: one rental contract per night, an off-street parking space for every three adult guests with no parking on the grass or the street, no events, quiet hours from 10 p.m. to 7 a.m., and interconnected smoke alarms plus a charged fire extinguisher on every floor. Pooler also requires a designated rental agent who handles problems as they come up; your Fairly caretaker lives nearby and can serve as that agent.
Frequently asked questions
Fairly charges a flat 20% of rental revenue, with no long-term contract and no hidden fees, and earns it only when your Pooler home books. That covers listings on Airbnb, Vrbo and Fairly.com, pricing, guest messaging, and collecting and remitting Georgia's and Pooler's lodging taxes. Your caretaker is paid from the cleaning fee guests pay and a share of Fairly's commission.
Yes. Whole-home rentals are allowed in Pooler's residential zoning districts, and the owner does not need to live in the home. You need a city business license and a short-term rental certificate, and the city does not issue a certificate within 500 feet of an existing licensed short-term rental. Homes outside the city limits follow Chatham County's rules instead.
Georgia sales tax, which is 7% in Chatham County; Georgia's $5-per-night hotel-motel fee, which ends on the 31st night of a continuous stay; and the City of Pooler's 6% hotel-motel tax, filed monthly with the city Finance Department. Homes outside the city limits pay Chatham County's 6% hotel/motel tax instead of the city's. Fairly collects and remits them on every booking.
Renew the certificate every year: renewals open December 1, and it expires December 31. Keep the guest rental agreement posted inside, provide an off-street parking space for every three adult guests, rent to one party at a time, host no events, and keep interconnected smoke alarms and a fire extinguisher on each floor. Report any change of rental agent to the city within five business days.
