Stuart market overview
Stuart sits where the St. Lucie River meets the Indian River Lagoon, a short drive across the causeways from the Atlantic beaches of Hutchinson Island, including Stuart Beach and the reef-sheltered water at Bathtub Reef Beach. Guests come for the water: offshore and inshore fishing, boating out of the marinas around the Manatee Pocket, paddling the river, and evenings on the downtown riverwalk.
Demand is set by winter. February and March are the strongest months, with top homes booked more than 80% of nights and nightly rates at their annual high, and January is close behind. Spring eases into a steadier summer of family trips, and August through October is the quiet stretch, when occupancy falls to the mid-30s.
Much of what carries a Stuart mailing address, Port Salerno and Palm City among it, lies outside the City of Stuart in unincorporated Martin County.

Vacation Rental Taxes and Regulations in Stuart, FL
Can you rent your home here?
Yes. Neither Martin County nor the City of Stuart has a vacation-rental ordinance, and Florida law bars local governments from prohibiting vacation rentals or regulating how long or how often they rent, apart from rules adopted on or before June 1, 2011. A home with a Stuart address in Port Salerno, Palm City or elsewhere outside the city limits is governed by unincorporated Martin County; a home inside the limits, by the City of Stuart. The taxes and the state licence are the same for both. Condominium and homeowners' association documents can set their own minimum stays, and they apply on top of county and city law.
Lodging taxes
Every stay of six months or less carries three taxes. Florida's 6% state sales tax and Martin County's 0.5% discretionary sales surtax are both reported to the Florida Department of Revenue. Martin County's 5% tourist development tax is administered by the Martin County Tax Collector, not the state. Together they come to 11.5% of the rental charge.
Registering your rental
A house rented to guests more than three times in a calendar year for stays under 30 days is a vacation rental under Florida law, licensed by the Division of Hotels and Restaurants at the Department of Business and Professional Regulation. Alongside that licence, the home registers with the Department of Revenue for sales tax and opens a tourist development tax account with the Martin County Tax Collector, which issues an account number and the returns used to report rental income.
Local rules that affect operating
Martin County's rental-housing standard applies to any rented dwelling in the unincorporated county: no more than two occupants per bedroom, and a room counts as a bedroom only if it has a closet, measures at least 70 square feet for one occupant or 100 for two, and is not reached solely through another bedroom.
How Fairly handles it
We register your home for Florida sales tax and the Martin County tourist development tax, collect and remit all three taxes on every booking, and assist with the state vacation rental licence. We also set your listing's guest count to the county's bedroom standard.
Operating a vacation rental in Stuart, FL
Operating here means a busy winter followed by a long, humid summer. From January through March turnovers come close together and many guests stay a week or more, so restocking, linens and the pool have to keep pace. From June through November the work shifts to the weather: air conditioning that runs hard, lawns and landscaping that grow fast in the rainy season, salt air on anything near the river or lagoon, and a storm plan for hurricane season covering shutters, outdoor furniture and guests with arrivals booked. In unincorporated Martin County the guest count on your listing is also set by the county's rental-housing standard of no more than two occupants per bedroom.
Frequently asked questions
Fairly charges a flat 20% commission on rental revenue, paid only when your home books, with no long-term contract and no hidden fees. That covers listing your home on Airbnb, Vrbo and Fairly.com, pricing through the winter peak and the summer slowdown, guest messaging, and collecting and remitting Florida sales tax and the Martin County tourist development tax.
Yes. Neither Martin County nor the City of Stuart has a vacation-rental ordinance, and Florida law bars local governments from prohibiting vacation rentals. You need a state vacation rental licence from the Division of Hotels and Restaurants and accounts for the state and county lodging taxes. Condominium and homeowners' association rules can still set minimum stays.
Stays of six months or less carry Florida's 6% sales tax and Martin County's 0.5% surtax, both reported to the Department of Revenue, plus Martin County's 5% tourist development tax, administered by the Martin County Tax Collector. That is 11.5% in all. Fairly collects and remits all three on every booking.
Yes. Port Salerno, around the Manatee Pocket, and Palm City, across the St. Lucie River, both sit in unincorporated Martin County, which is where our Stuart-area homes are. The same state licence and the same three lodging taxes apply there as inside the City of Stuart, and the county's rule of two occupants per bedroom sets the guest count.
