Miramar Beach market overview
Miramar Beach is the western end of South Walton: a stretch of Gulf beach between Destin and Sandestin, with Choctawhatchee Bay along its northern edge. Guests come for the white sand and green water, and for what sits behind the dunes: the golf courses and bayside village at Sandestin, the shops and restaurants of Grand Boulevard, and Silver Sands Premium Outlets. Visit South Walton covers the regional beach accesses and the paved Scenic Highway 98 Trail.
Demand follows the school calendar. June and July are the peak, with occupancy above 80% and the highest nightly rates of the year. March through May build steadily on spring break and early-summer trips. Once schools return, August falls to about half full, and September and October hold near that level at lower rates. November through February is quiet, with occupancy in the teens and low twenties, which leaves room for repairs, a refresh or your own stays. For the 30A side of the county, see our Santa Rosa Beach page.

Vacation Rental Taxes and Regulations in Miramar Beach, FL
Can your home be a short-term rental here?
Yes. Miramar Beach has no city government: it is an unincorporated community in Walton County, so the county's rules govern every home here. Walton County registers short-term rentals rather than capping them, and Florida law bars local rules that prohibit vacation rentals or limit how long or how often you rent (s. 509.032, F.S.). What can restrict a particular home is its condominium or homeowners' association, whose governing documents may set rental rules of their own.
Lodging and occupancy taxes
Every stay of six months or less owes Florida's 6% sales tax and Walton County's 1% discretionary surtax, both filed with the Florida Department of Revenue. On top of that is the Walton County Tourist Development Tax, filed separately with the Walton County Clerk of Court. Miramar Beach is in the South Walton district (ZIP 32550), where the rate is 5%. All three taxes apply to the rent and to any non-refundable fee a guest must pay, cleaning fees included. Clerk returns are due by the 20th of the month after the stay, and a return is due even for a month with no bookings.
Registering your rental
Start with the state: a Department of Revenue sales tax account, and a vacation rental licence from the DBPR Division of Hotels and Restaurants. Condominium and cooperative units take the Condominium licence; houses, townhouses and buildings of four units or fewer take the Dwelling licence. Then open a Tourist Development Tax account in the Clerk's online portal.
A house or townhouse then registers with the county's Short-Term Vacation Rental Registration Program. Registration is annual and expires May 31, with renewals opening April 1. No inspection is required up front; the application carries a notarized affidavit of compliance instead. Condominium units are excluded from county certification, as are owner-occupied homestead properties.
Rules for certified homes
A certified home names a local responsible party, 18 or older, reachable by phone around the clock, able to reach the property within an hour, and checking on it at least weekly. Occupancy is capped at one guest per 150 square feet of heated and cooled living area. Parking, enclosed trash capacity and an exterior sign showing the certificate number and a 24-hour contact are settled at certification. Your Fairly caretaker lives nearby and can act as the home's local responsible party.
How Fairly handles it
We register your home for the Walton County tourist development tax and collect and remit it, with the state sales tax and surtax, on every booking. We also assist with the DBPR licence, the county registration and its annual renewal.
Operating a vacation rental in Miramar Beach, FL
Operating in Miramar Beach means fitting a summer's worth of turnovers into June and July, when the home is booked back to back and Emerald Coast Parkway (US 98) traffic slows every trip between properties. Many rentals here sit in condominium buildings, where the association sets its own check-in, parking-pass and amenity rules, and guests expect them handled before they arrive. Salt air and humidity work on HVAC systems, balcony hardware and appliances year-round, and hurricane season runs June through November, so storm preparation is part of the calendar. A county-certified home also needs its local responsible party to visit at least weekly and reach the property within an hour of a call. Your Fairly caretaker lives nearby and can take on that role, along with every turnover and walkthrough.
Frequently asked questions
Fairly charges a flat 20% commission on rental revenue, paid only when your Miramar Beach home books, with no long-term contract and no hidden fees. The commission covers listings on Airbnb, Vrbo and Fairly.com, pricing, guest messaging, a local caretaker, and collecting and remitting the Florida sales tax and the Walton County tourist development tax.
Yes. Miramar Beach is unincorporated Walton County, which registers short-term rentals rather than restricting them, and Florida law bars local bans. Every rental needs a state DBPR licence, a Department of Revenue account and a Clerk of Court tourist development tax account. Houses and townhouses also register annually with the county; condominium units are excluded from that step. Your association's documents can still limit rentals.
Guests pay Florida's 6% sales tax and Walton County's 1% surtax, filed with the Department of Revenue, plus the 5% South Walton tourist development tax, filed with the Walton County Clerk of Court. All three apply to the rent and to required non-refundable fees such as cleaning. Fairly collects and remits all three on every booking.
Walton County requires each certified rental to name a local responsible party: anyone 18 or older who answers the phone around the clock, can reach the property within an hour, and checks on it at least weekly. Your Fairly caretaker lives nearby and can serve in that role, so you do not need to be local yourself.
