Madeira Beach market overview

Madeira Beach is a barrier-island city on the Pinellas County Gulf coast, a short drive across the causeway from St. Petersburg. The draw is the beach itself, which runs the length of the city, and John's Pass Village at its southern tip, where the boardwalk, restaurants and charter fishing boats line the pass that separates Madeira Beach from Treasure Island. Visit St. Pete/Clearwater covers the wider stretch of beaches.

Demand peaks from February through April, when winter visitors and spring-break families arrive. Among the area's best-run rentals, March occupancy reaches about 87%, at the year's highest nightly rates. June and July hold near 60% with summer families. From August through December, through the heart of hurricane season and the fall lull, occupancy among those same homes sits between 30% and 40%, and January starts the climb back.

Vacation Rental Taxes and Regulations in Madeira Beach, FL

Can your home rent by the night?

Yes, if it is on the Gulf side of Gulf Boulevard. The city's zoning map places essentially the whole strip between Gulf Boulevard and the beach, from the north city limit down to John's Pass, in the Medium Density Multifamily district (R-3), where vacation rentals are a permitted use. So is the commercial frontage just inland along Gulf Boulevard and around Madeira Way (Retail Commercial, C-3). Most of John's Pass Village allows them too, and on the marine-commercial parcels by the Tom Stuart Causeway (C-4) they are allowed above ground-floor shops and offices.

The bay side is different. On the canal-front single-family streets, among them Crystal Drive, Lillian Drive, Normandy Road, Flamingo Drive, Marguerite Drive and Bay Point Drive (R-1), rentals shorter than six months are prohibited. In the bayside neighborhoods along Boca Ciega Avenue and Boca Ciega Drive and the numbered "Avenue E" and "Street E" blocks (R-2), rentals shorter than three months are prohibited. Both districts exempt only homes that have held a state vacation rental licence and a city business tax receipt continuously since before the ban.

Registering your rental

Every rental in Madeira Beach needs a city business tax receipt in the owner's name, renewed each year. A short-term rental's receipt names a local contact, and the home has a fire inspection every year. A home rented more than three times a calendar year for stays under 30 days, or advertised that way, also needs a vacation rental licence from Florida's Department of Business and Professional Regulation.

Lodging taxes

Every stay of six months or less is taxable, including monthly stays. Florida's 6% sales tax and Pinellas County's 1% discretionary surtax are owed to the Florida Department of Revenue; the county's 6% tourist development tax is owed to the Pinellas County Tax Collector. Together that is 13% of the guest's charge.

How Fairly handles it

We register your home for Florida sales tax and the Pinellas County tourist development tax, and collect and remit both on every booking. We assist with the city business tax receipt and its annual renewal, the yearly fire inspection, and the state vacation rental licence.

Operating a vacation rental in Madeira Beach, FL

Running a Madeira Beach rental means back-to-back turnovers from February through July, then a long, slower fall that coincides with hurricane season. Salt air and Gulf storms are hard on exteriors, hardware and air conditioning, so the quieter months are when maintenance and storm preparation get done.

If your home is in a condominium, its declaration can set a longer minimum stay, or its own parking and check-in rules, on top of the city's. The city expects every short-term rental to name a local contact and to pass a fire inspection each year. With Fairly, your caretaker is that nearby contact: they live in the area, handle every turnover and walkthrough personally, and know the home well enough to catch a problem early. You keep final say over your home, and you can change caretakers whenever you want.
