Largo market overview
Largo sits in the middle of the Pinellas peninsula, a short drive inland from the Gulf beaches at Indian Rocks Beach and Sand Key, with Clearwater to the north and St. Petersburg to the south. Guests choose it for space: a house with a yard or a pool on a quiet street, close to the sand and usually for less per night than the beach towns. Florida Botanical Gardens and Heritage Village are in Largo itself.
Demand builds through winter as northern visitors and snowbirds arrive, and peaks in March, when spring break lifts occupancy among the area's best-run homes to about 85% and nightly rates to their high for the year. A second, smaller peak follows in June and July with family summer trips. September and October are the quiet months, in the heart of hurricane season, when occupancy falls to around 40% and rates soften before the winter run begins again.

It draws on listings with a Largo address, inside city limits and in the unincorporated neighborhoods that share the address, so its seasonal shape is the one a well-run home here can expect. Vacation Rental Taxes and Regulations in Largo, FL
Can your home rent short-term?
Yes. The City of Largo permits short-term vacation rentals in every land-use designation that allows homes, and unincorporated Pinellas County permits them with a Certificate of Use. Many homes with a Largo mailing address sit outside city limits, in the unincorporated Pinellas County neighborhoods around and between the city's, so the parcel's location, not its address, decides which rules apply.
Unincorporated Pinellas County
A home rented more than three times a year for stays under 30 days needs a county short-term rental Certificate of Use. It is issued after an inspection covering smoke and carbon monoxide alarms, bedrooms and pool safety, renewed every year and re-inspected every two years. Occupancy is two guests per bedroom plus up to two in one common area, ten at most, with one vehicle per three guests, and a posted notice names the responsible party and an after-hours hotline.
Inside the City of Largo
Section 15.18 of the city's development code calls for a fire extinguisher on every floor, pool safety to state standards, an interior guest posting in the city's form, no more than one guest per 150 square feet of conditioned living space, and one off-street parking space per three guests. A designated responsible party's name and number go on the front of the house; that person must answer around the clock and reach the home within two hours when a call can't resolve an issue. The city's short-term rental page asks for a Community Standards compliance inspection and then a Fire Rescue life-safety inspection before the first guest, and the fire inspection repeats every year.
State licence
Florida's Department of Business and Professional Regulation licenses a home as a vacation rental once it is rented more than three times a calendar year for stays under 30 days, or advertised as regularly rented that way, on either side of the city line.
Lodging taxes
Every stay of six months or less is taxable. Florida's 6% sales tax and Pinellas County's 1% discretionary surtax go to the Florida Department of Revenue; the county's 6% tourist development tax goes to the Pinellas County Tax Collector. Together that is 13%, in the city and the county alike.
How Fairly handles it
We register your home for Florida sales tax and the Pinellas County tourist development tax, and collect and remit both on every booking. We assist with the county Certificate of Use or the city's inspections, whichever your home needs, and with the state vacation rental licence.
Operating a vacation rental in Largo, FL
A Largo rental does most of its business between February and April, when turnovers are frequent and guests expect the house and any pool ready on arrival. Pools at short-term rentals must meet Florida's Residential Swimming Pool Safety Act, which covers barriers and door alarms, so that equipment needs regular checks.
Hurricane season runs June through November. Homes need a storm plan, and inside city limits the guest posting must tell occupants to leave promptly when an evacuation order is issued.
Largo also requires a responsible party who can reach the home within two hours of a call. With Fairly, your caretaker lives nearby, which is exactly the kind of reachable presence that rule contemplates, and handles every turnover and storm check personally. You keep final say over your home, and you can change caretakers whenever you want.
Frequently asked questions
A flat 20% commission on the rental revenue your Largo home earns, with no long-term contract and no hidden fees, so we are paid only when it books. That covers your listings on Airbnb, Vrbo and Fairly.com, pricing from the spring-break peak to the autumn lull, guest messaging, and collecting and remitting Florida sales tax and the Pinellas County tourist development tax.
Yes. The City of Largo allows short-term vacation rentals in all of its residential land-use designations, subject to occupancy, parking, safety and responsible-party rules. Unincorporated Pinellas County allows them with a Certificate of Use. Either way, a home rented more than three times a year for stays under 30 days also needs a Florida vacation rental licence.
It depends on whether the parcel is inside Largo's city limits, and many Largo addresses are not. Inside the city, Section 15.18 of the development code applies, with a compliance inspection and an annual fire inspection. Outside it, the Certificate of Use from Pinellas County applies, with an inspection, annual renewal and a ten-guest cap. The 13% in lodging taxes is the same on both sides.
Thirteen percent on every stay of six months or less: Florida's 6% sales tax and the 1% Pinellas surtax, paid to the Department of Revenue, and the county's 6% tourist development tax, paid to the Pinellas County Tax Collector. Fairly collects and remits all of it on every booking.
