Indian Rocks Beach market overview
Indian Rocks Beach is a small residential beach town on the Pinellas County barrier islands, with the Gulf of Mexico on one side and the Intracoastal Waterway on the other. Demand peaks in late winter and spring. Among the town's top-performing listings, occupancy reaches 73% in February and 86% in March, when nightly rates top out near $486 and the median listing earns about $9,200 for the month. Summer is a second season, with occupancy above 70% in June and July. From September through December it settles to roughly a third of nights, with October the slowest month for revenue. Vacation Rental Taxes and Regulations in Indian Rocks Beach, FL
Can your home rent by the night?
Yes. Indian Rocks Beach permits short-term vacation rentals in all of its residential zoning districts, and its code sets no minimum stay. Each vacation rental needs its own city vacation rental registration, and a new rental may not take guests until the registration, including its inspection, is complete. Homes the owner occupies, and homesteaded property, are exempt.
What to set up first
The city's application asks for the state and county credentials, so they come first: a Florida vacation rental licence from the Department of Business and Professional Regulation, required once a home is rented more than three times a calendar year for stays under 30 days; Florida sales tax and Pinellas County tourist development tax registrations; and a city business tax receipt. The registration itself asks for proof of ownership, the bedroom count, a parking plan and an exterior site plan, followed by an inspection from the city's code inspector and the fire district. Details are on the city's vacation rental information page.
Renewal
A registration lasts one year from approval. Each renewal brings a fresh inspection covering building and fire code compliance, safety equipment and the required postings. A sale needs a new registration; a new responsible person or parking plan needs an amendment.
While guests are staying
- Occupancy: two per bedroom plus two in a common area, ten at most, or twelve in the commercial-tourist district.
- Parking: one on-site space per bedroom in houses and duplexes.
- Responsible person: where the owner doesn't manage the home directly, someone reachable around the clock who can act within an hour of notice from the city.
- Postings: an exterior sign with the business tax receipt number and the responsible person's phone, and guest information inside covering trash days, the nearest hospitals and evacuation routes.
Lodging taxes
Every stay of six months or less is taxable. Florida's 6% sales tax and Pinellas County's 1% surtax go to the Florida Department of Revenue; the county's 6% tourist development tax goes to the Pinellas County Tax Collector. Together that is 13%.
How Fairly handles it
We register your home for Florida sales tax and the Pinellas County tourist development tax, and collect and remit both on every booking. We assist with the city registration, its yearly renewal and inspection, and the state vacation rental licence.
Operating a vacation rental in Indian Rocks Beach, FL
Operating in Indian Rocks Beach means two busy stretches a year: late winter and spring, when rates and occupancy peak, and June and July, when family beach trips bring quick changeovers. Hurricane season runs June through November, and on a barrier island the danger is storm surge, so a home here needs its storm preparations worked out in advance and an inspection as soon as a storm clears. Salt air is hard on air conditioners, screens and outdoor fixtures in every season.
The city's registration also sets day-to-day conditions: on-site parking of one space per bedroom, trash put out only on the city's collection days, quiet hours from 10 p.m. to 7 a.m., and a responsible person who can act within an hour of notice from the city. A caretaker who lives nearby and knows the home is the kind of presence that rule contemplates.
Frequently asked questions
A flat 20% commission on rental revenue, with no long-term contract and no hidden fees, so Fairly is paid only when your home books. It covers listings on Airbnb, Vrbo and Fairly.com, pricing through the late-winter peak and the slower fall, guest messaging, and collecting and remitting Florida sales tax and the Pinellas County tourist development tax.
Yes. The city allows vacation rentals in all of its residential zoning districts and sets no minimum stay. Each rental needs a city vacation rental registration, renewed yearly with an inspection, plus a Florida vacation rental licence and state and county tax registrations. Nearby Clearwater, St. Petersburg and St. Pete Beach restrict stays under a month in their residential zones.
Two per bedroom plus two in a common area: ten at most in the single-family and medium-density districts, twelve in the commercial-tourist district. A room counts as a bedroom only if it has a closet or ensuite bathroom and appears as a bedroom on approved plans. Houses and duplexes also need one on-site parking space per bedroom.
13% on any stay of six months or less. Florida's 6% sales tax and Pinellas County's 1% surtax are paid to the Florida Department of Revenue, and the county's 6% tourist development tax to the Pinellas County Tax Collector. Fairly registers your home for both and collects and remits them on every booking.
