Holmes Beach market overview

Holmes Beach holds the middle of Anna Maria Island, a barrier island west of Bradenton with the Gulf on one side and Sarasota Bay a few blocks away on the other. Manatee Public Beach sits where Manatee Avenue reaches the sand, the Kingfish ramp launches onto the bay from the same road, and the county's Anna Maria Island Trolley runs the length of the island every day of the year.

The paying season is winter into spring. March is the peak, filling better than eight nights in ten at the highest nightly rates of the year, with February and April close behind as northern visitors and spring-break families overlap. June and July bring a second, gentler crest — nearly as full, at lower rates, on a family trade rather than a snowbird one. Then it falls away sharply: September through December runs under a third full, and November is the quietest month of all.

What homes earn in Holmes Beach, FL

The figures above describe the top of the Holmes Beach market: homes listed on Airbnb and Vrbo with a review score of 4.8 or better, available or rented at least 300 days a year. Earnings in that set are concentrated rather than steady — a February-to-April peak and a summer second wind carry an autumn that barely fills, so a home that holds its rates through March matters more here than one that fills in October. Vacation Rental Taxes and Regulations in Holmes Beach, FL

Yes, your home can be a short-term rental here

Holmes Beach permits vacation rentals across its residential districts and controls them with a certificate rather than a cap — there is no licence limit, lottery or waitlist, and the city issues a certificate to any rental that passes inspection. What changes by address is how short a stay may be. In R-1 and R-1AA the minimum is 30 consecutive days, and the home may turn over only once in any 30-day period. In R-2, R-3 and R-4 the minimum is seven consecutive days, once in any seven-day period. Florida bars a city from newly regulating how long or how often a vacation rental is rented but leaves rules already on the books before that preemption intact, and these district limits are among the ones that survived. Holmes Beach is one of three cities on Anna Maria Island; Anna Maria and Bradenton Beach set their own rules.

Lodging and occupancy taxes

Bookings carry 13% on any stay of six months or less. Manatee County's 6% tourist development tax is remitted to the Manatee County Tax Collector; 7% Florida sales and use tax — the 6% state rate plus Manatee's 1% surtax — goes to the Florida Department of Revenue on one sales-and-use return. Both apply to the whole guest charge, cleaning and other mandatory fees included.

Getting the vacation rental certificate

Start with the state: a Florida DBPR vacation rental licence from the Division of Hotels and Restaurants. Open the two tax accounts next, one with the Department of Revenue and one with the Tax Collector. Then apply to the city for a vacation rental certificate, attesting to the state licence, the resale certificate and tourist tax collection, and recording the bedroom count, the on-site parking and a local emergency contact available 24 hours for notices of violation. Schedule the inspection within 30 days of applying; code compliance checks life-safety items and parking. The certificate runs two years, and renewal is filed between 60 and 30 days before it expires, with another inspection.

How Fairly handles it

Fairly registers your home for both taxes and collects, remits and files them on every booking — the tourist development tax to the Tax Collector, the sales tax to the Department of Revenue. We assist with the DBPR licence, the certificate application and each two-year renewal.

Operating a vacation rental in Holmes Beach, FL

Holmes Beach is a low barrier island and the work is coastal. Salt air corrodes hardware, humidity keeps air conditioning and mould control a year-round job, and June through November is hurricane season where evacuation is a real prospect. Turnover pressure lands in February and March and again in July, when weekly changeovers run back to back.

The certificate has to be kept, not just earned. It renews on a two-year cycle with a fresh inspection, one on-site parking space per bedroom has to stay usable, a landline that can reach 911 stays in the main living area, and the posted occupancy and quiet-hours notices stay current. The city wants a local contact reachable around the clock for violation notices; with Fairly, your caretaker is that contact — one person who lives close by and is in the house at every changeover.

Frequently asked questions

Can my Holmes Beach home be rented short-term?

Yes, with a city vacation rental certificate, and the minimum stay follows your zoning district: seven consecutive days in R-2, R-3 and R-4, and 30 consecutive days in R-1 and R-1AA. There is no cap on certificates. You will also need a Florida DBPR vacation rental licence and both tax accounts.

What taxes does a Holmes Beach vacation rental pay?

13% on every stay of six months or less: Manatee County's 6% tourist development tax, remitted to the Manatee County Tax Collector, plus 7% Florida sales and use tax to the Department of Revenue. Both cover cleaning and other mandatory fees. Fairly registers your home for both and remits the full amount.

How many guests can a Holmes Beach vacation rental sleep?

Six people, or two per bedroom if that is higher, counting only rooms the city recognises as bedrooms. Each bedroom also needs its own on-site parking space. Every advertisement has to state the occupancy limit, the parking available, the minimum stay and the certificate number, so the listing and the certificate have to agree.
