Breckenridge market overview

Breckenridge is a ski town that grew out of a Victorian mining camp. The draw is Breckenridge Ski Resort, its lifts spread across Peaks 6 through 10 and rising directly above the town's historic Main Street. Vail is about an hour away over Vail Pass. Winter carries the year. February is the busiest month in the market's top tier, with occupancy and nightly rates at their annual high, and January, March and the December holidays run close behind. Summer is a genuine second season: July is the strongest month outside winter, as hikers and mountain bikers fill the valley, with August behind it. The shoulders are deep. Once the lifts stop in April, demand falls away through May, the quietest month of the year, and October and November stay soft until the snow returns. That is when deep cleans and maintenance belong. December through March produces most of a top-tier rental's annual revenue.

What homes earn in Breckenridge, CO

These figures describe the top tier of Breckenridge's short-term rental market: homes listed on Airbnb and Vrbo with a review score of 4.8 or higher that were available or rented at least 300 days in the year. That is the standard a professionally managed home operates at. A home held back from the winter peak, or carrying weaker reviews, will not earn like this, and the gap is wide here because four winter months carry the year. Vacation Rental Taxes and Regulations in Breckenridge, CO

Which rules apply to your home

Short-term rentals are licensed both inside the Town of Breckenridge and in the unincorporated Summit County land around it, and a Breckenridge mailing address does not settle which one governs. A home inside town limits answers to the town's licence and tax code; a home outside them answers to Summit County. The Town of Blue River, south along Highway 9, runs its own program and allows rentals only in its single-family and planned residential zones.

Lodging taxes on a Breckenridge booking

A short stay inside town limits carries 12.275% in tax: Colorado's 2.9% state sales tax, Summit County's 2.0%, a 0.75% mass-transit tax, a 0.725% housing-authority tax, and the town's own 2.5% sales tax and 3.4% accommodation tax. Breckenridge is a home-rule town, so its 5.9% is filed with the Town of Breckenridge Finance Department and the rest with the Colorado Department of Revenue, which taxes the whole amount a guest pays, cleaning fee included. In unincorporated Summit County the town's taxes fall away and a 2% county lodging tax takes their place, for 8.375% in total, all filed with the state.

Licensing inside the town

The town requires an accommodation unit licence, together with a business licence, before a home is advertised; both carry annual fees that rise with the bedroom count. Every listing shows the licence number and the maximum overnight occupancy, which is two guests per bedroom plus four. Outside the resort properties, large full-service lodging complexes, licences are capped in three zones. The town publishes current availability for each, and when a zone is full a new applicant joins its waitlist. A licence does not pass to a buyer, apart from narrow family, trust and similar transfers, so a new owner applies under the cap; a temporary licence of up to six months lets them honor existing reservations.

Licensing in unincorporated Summit County

The Summit County Planning Department issues the county's licence, renewed each year by September 30. In the resort overlay zone, which includes unincorporated land at the base of Peak 8, licences are uncapped and bookings unlimited. Elsewhere a rental is either the primary residence of a local worker or holds a Type II licence, capped by basin and limited to thirty-five bookings a year, with a waitlist when a basin is full. The licence ends with a sale, and every listing carries its number, occupancy, bedroom count and parking limit.

How Fairly handles it

Fairly collects and remits the town, county and state taxes on every booking, and we register your home for them. We also assist with the town or county licence application and its annual renewal.

Operating a vacation rental in Breckenridge, CO

At more than 9,000 feet, Breckenridge winters are long, and they set the workload: snow cleared before every arrival, heat and hot tubs that cannot fail in January, and back-to-back turnovers through the holidays and ski weeks. Inside town limits, guest vehicles stay on the property or in a town-designated lot, never on the street; in unincorporated Summit County, no more than five vehicles may be parked outdoors, and the number allowed goes in every listing. Trash needs a secured lid in town and a county-approved plan that keeps it away from wildlife beyond it, and the county bars wood-burning fire pits at rentals. Both the town and the county require a responsible agent who answers a complaint within sixty minutes, around the clock. Your caretaker lives nearby and handles each turnover personally, which is the reachable presence those rules expect. You keep final say over your home.
