Which county you are in decides almost everything

Soda Springs straddles the Placer–Nevada county line, and the two counties regulate short-term rentals very differently. Neither side is incorporated, so there is no city government either way — but the parcel decides which rulebook applies. Both charge the same occupancy tax; only one requires a permit.

Lodging and occupancy taxes

Both sides levy a 10% transient occupancy tax on stays of thirty days or fewer, and California adds no state lodging tax. Ten percent is what our own Soda Springs bookings are charged, on both sides of the line — Placer and Nevada counties happen to land on the same figure.

Registering your rental

In Nevada County there is no land-use permit to get. The Planning Department requires none to operate a short-term rental, a room, or a primary residence; the structure simply has to be permitted for residential use through the Building Department. One caveat worth checking: accessory dwelling units built in recent years carry a recorded deed restriction against short-term renting, and the Soda Springs Rural Center is one of the few named exceptions — so an ADU here may qualify where one elsewhere in the county would not. Check your parcel's recorded restriction with the Clerk-Recorder.

In Placer County a Short-Term Rental Permit is required before you advertise or operate, renewed annually, one per unit, and advertising without one carries penalties. The sequence: hold the TOT Certificate, pass an exterior defensible-space fire inspection dated within the last year — do this before applying, since the application fee is non-refundable — then submit, then schedule the interior fire life-safety inspection. Both inspections last three years. You will also need proof of a bear box. The ordinance caps non-owner-occupied permits county-wide, and a minimum-stay requirement takes effect if that cap binds.
