Lake Arrowhead market overview
Lake Arrowhead sits above 5,000 feet in the San Bernardino Mountains, close enough to Los Angeles and the Inland Empire for a weekend and high enough to feel like another climate. Guests come for an alpine lake ringed by pine, the shops and waterfront at the Village, and the trails and snow play of the surrounding San Bernardino National Forest, reached by the Rim of the World highway.
Demand runs on two peaks. Winter is the stronger one: December is the busiest and highest-priced month of the year, with January and February close behind, as snow and the holidays fill the mountain. Summer builds a second peak in July and August, when families come up for the lake and to escape valley heat. The quiet stretches are spring and early autumn — April, May and September — when the snow has gone and the lake season has not yet started, or has just ended.

Vacation Rental Taxes and Regulations in Lake Arrowhead, CA
Lodging and occupancy taxes
Lake Arrowhead is unincorporated: no city government, no municipal permit, no city tax. San Bernardino County governs. Its Auditor-Controller/Treasurer/Tax Collector levies a Uniform Transient Occupancy Tax of 7% on the rent for any stay of 30 days or less in the unincorporated county, and defines that rent as the whole consideration charged the guest without deduction — so cleaning fees are taxed with the nightly rate. Returns are quarterly, and one is due even when no tax is owed. California levies no state lodging tax, so the county's 7% is the only occupancy tax on a Lake Arrowhead booking.
Registering your rental
Short-term renting is allowed here, and the Mountain Region is one of the two areas where the county issues these permits. Two registrations are involved. Register first with the Tax Collector, which issues a Transient Occupancy Registration Certificate to post at the property; it is a tax registration and expressly not a permit. Then apply to County Code Enforcement for the Short-Term Residential Rental permit that Chapter 84.28 requires in the Mountain Region. That brings an exterior inspection, notice to surrounding owners and an appeal period before the permit takes effect. It renews annually with another inspection, and does not transfer on sale.
Local rules that affect operating
Occupancy follows bedroom count, caps at twelve people however large the house, and is limited again by on-site parking, where every guest vehicle must fit. Posted inside: the permit, an evacuation map, the occupancy and vehicle maximums, the snow-removal contact and a 24-hour phone number. Advertising must state the occupancy and vehicle limits. Solid-fuel fire pits, chimineas and outdoor fireplaces are prohibited in the Mountain Region, and trash goes in animal-proof containers from the county-approved hauler.
The lake
Lake Arrowhead is private, and access runs with the property through the Arrowhead Lake Association rather than with the booking. Under the Association's current rules, short-term guests at a qualifying Arrowhead Woods home may use the lake and trails but not the beach clubs, docks or Lone Pine Island, and may not bring their own boats. The Association asks the owner for a copy of the county permit and for each stay to be listed.
How Fairly handles it
We register your home for the county transient occupancy tax, collect it on every booking and remit it quarterly, and we assist with the Code Enforcement permit and its annual renewal. Your listing sets out which lake privileges the home actually carries.
Operating a vacation rental in Lake Arrowhead, CA
Snow is the operating fact here. From late autumn, access depends on the weather, and the county's parking rule is specific: the spaces a permit approves must be kept clear enough to park in, snow included, and no guest vehicle may end up on a neighbour's lot or the road. Plowing, firewood and frozen pipes all become somebody's job on short notice. Summer brings the other pressure — dense July and August turnovers, and the animal-proof trash containers the county requires in the Mountain Region. The permit also demands someone reachable by phone around the clock, able to call back within thirty minutes and be at the house within an hour. Your caretaker is that person: living close by, handling turnovers personally, and knowing the house well enough to catch a problem early. You keep final say, and can change caretakers whenever you want.
Frequently asked questions
What does Fairly charge to manage a Lake Arrowhead home?
Fairly charges a flat 20% of rental revenue, with no long-term contract. The entire guest cleaning fee goes to your caretaker, who also receives a share of Fairly's management commission — so the person looking after the house through mountain winters is paid from both. You keep control of your own calendar.
Can I short-term rent my Lake Arrowhead home, and who regulates it?
Yes. Lake Arrowhead is unincorporated, so San Bernardino County governs rather than a city. You need a Transient Occupancy Registration Certificate from the Tax Collector and a Short-Term Residential Rental permit from County Code Enforcement, which is renewed annually after an inspection. Occupancy is capped at twelve people, and every guest vehicle parks on site.
Does a Lake Arrowhead home earn outside the summer lake season?
Yes — winter is the stronger season here. December is the busiest and highest-priced month of the year, with January and February close behind, while July and August form a second peak around the lake. The genuinely quiet stretches are April, May and September. We price and prepare the home for both runs.
