What Tucson owners say
Tucson market overview
Tucson sells winter sun and the Sonoran Desert. Saguaro National Park sits on both the east and west sides of the city and the Santa Catalina Mountains rise along its northern edge, so most rentals are a short drive from a trailhead. The University of Arizona adds a steady flow of families and campus events through the school year.
The calendar peaks in February, when the gem and mineral shows take over the city just as winter visitors arrive: top listings run about 85% occupied at the year's highest nightly rates, and March is close behind. Demand eases through April and May. June to September is the long low season, with occupancy among top listings in the mid-to-high 30s and nightly rates about a third below February. Bookings rebuild from October as the heat breaks, and Fairly prices the late-winter peak hard while keeping homes competitive through summer.
What homes earn in Tucson, AZ
The chart tracks top-performing Tucson rentals: homes listed on Airbnb and Vrbo that hold a review score of 4.8 or better and are available or rented at least 300 days a year. That filter leaves the homes run as a business, so the curve shows the shape a well-run Tucson home follows: a February peak, a strong late winter and spring, and a long, quiet summer. Pricing from January through April drives most of the year. You can customize a projection for a specific home.

Vacation Rental Taxes and Regulations in Tucson, AZ
Short-term rentals are legal in and around Tucson
Arizona law bars both cities (A.R.S. 9-500.39) and counties (A.R.S. 11-269.17) from prohibiting short-term rentals, so a home in Tucson or the surrounding county can be rented by the night. Which local government governs it depends on where the home sits, not on its mailing address: many homes with a Tucson address, across the Catalina Foothills and out toward the Tucson Mountains, are in unincorporated Pima County rather than the city. That decides which local lodging tax applies. One statewide rule covers every home: a short-term rental may not be used for nonresidential purposes, including a special event that would otherwise need a permit, or as retail, restaurant or banquet space.
Lodging taxes
Stays of fewer than 30 days fall under Arizona's transaction privilege tax (TPT) for transient lodging, together with Pima County's share. Inside city limits, the City of Tucson adds a 10% tax on vacation and short-term rentals, a classification of its own, separate from the city's hotel rate. Outside city limits, unincorporated Pima County adds 6% instead. The Arizona Department of Revenue administers all of it, state, county and city, on a single TPT return. The tax reaches every non-refundable charge tied to the stay, cleaning fees included, and the TPT licence number must appear on every advertisement for the property.
Registering your rental
Start with the TPT licence, issued by the Department of Revenue through AZTaxes.gov, with the property's location recorded as either the City of Tucson or unincorporated Pima County. Then register the home as a residential rental with the Pima County Assessor by filing the Notification of Arizona Residential Rental Property form. State law (A.R.S. 33-1902) forbids occupying a residential rental until that information is on file, requires updates within ten days of any change, and requires an owner who lives outside Arizona to designate a statutory agent in the state. The licence stays active until cancelled, and a return is due every filing period.
How Fairly handles it
Fairly registers your home for the transaction privilege tax, collects the state and county share and whichever city or county lodging tax applies on every booking, and files and remits the returns. We also assist with the Pima County rental registration and with keeping the TPT licence number on your listings.
Operating a vacation rental in Tucson, AZ
Operating in Tucson means planning around desert heat. Air conditioning carries a home from May into October, so it is serviced in spring rather than repaired with guests inside; pools need frequent chemistry checks through triple-digit afternoons; and the summer monsoon brings dust, wind, power cuts and washes that flood fast, each worth a walkthrough after a storm. February compresses the turnover work, with back-to-back arrivals through the gem shows, while summer leaves gaps in an empty house that still needs regular checks. Many homes in the foothills and newer subdivisions sit inside homeowners associations whose rules on parking, pools and guest conduct apply alongside state law. The state tax licence also has to stay current: a return is due every filing period, including a zero return for a period with no bookings.
Frequently asked questions
Fairly's management fee in Tucson is a flat 20% commission on rental revenue — no long-term contract, no hidden fees, and nothing charged until the home books. For that, we list it on Airbnb, Vrbo and Fairly.com, set its prices, answer its guests, and collect and remit the lodging taxes. Your caretaker is paid the full cleaning fee guests pay plus a share of the commission.
Yes. Arizona law bars both the City of Tucson and Pima County from prohibiting short-term rentals. Every rental needs an Arizona transaction privilege tax licence and a residential rental registration with the Pima County Assessor before the first guest arrives. Fairly registers your home for the tax and assists with the county registration.
Yes, for tax. Inside the city, Tucson levies a 10% tax on vacation and short-term rentals on top of the state and county share. In unincorporated Pima County, which covers much of the Catalina Foothills, the county adds 6% instead. Fairly applies the rate for your home's location to every booking and remits it on the state return.
February. The gem and mineral shows and winter visitors push top listings to about 85% occupancy at the year's highest nightly rates, with March close behind. June through September is the low season, when occupancy among top listings falls into the 30s, so pricing January through April well matters more to a Tucson home's year than anything in summer.
