This month’s updates make it easier to manage your listing details and care team with new vacation rental management tools:

  • Owners and caretakers can now view, request, and respond to guest reviews to boost visibility and bookings (see specific permission settings below).
  • Caretakers can invite assistants to help manage specific homes.
  • Owners, Caretakers, and Advisors can adjust the minimum age to rent and add custom house rules for a home listing.

Let’s dive into each new feature below.

1. Manage guest reviews in Fairly

Positive guest reviews help build trust with future travelers and increase your vacation rental property’s chances of getting booked. Not only do homes with strong, recent reviews show that your home is getting actively booked due to high guest satisfaction, but these homes often rank higher in Airbnb and Vrbo search results, helping you attract more visibility and bookings in the long term.

That’s why we’re delighted to announce that homeowners and caretakers can now manage their guest reviews directly in Fairly!

With this update, owners and caretakers can:

  • View all guest reviews in the Performance tab.
  • Request a review from guests after their stay.
  • Respond to reviews guests leave about the home (owners only).

2. Add Caretaker Assistants to a Home’s Care Team

We’ve been getting requests for this feature, so we’re excited to share that Caretakers can now invite assistants to join their care team for a specific home. Assistants can help Caretakers with day-to-day tasks and improve communication and responsiveness with guests.

How Caretaker Assistants work:

  • Caretakers can invite people they work with to join the care team for each home individually.
  • Homeowners and Advisors can view Caretaker Assistants by navigating to the Listing tab under "Your team".
  • Assistants can message guests, manage reservations, and mark homes as clean.

While Caretaker Assistants can help Caretakers handle their tasks, there are a few things that Caretaker Assistants can’t do:

  • Receive payment directly through Fairly. When an assistant marks a home as clean, the primary Caretaker still receives the payment.  
  • Communicate with Owners: only the primary Caretaker can send proposals and communicate with owners in Fairly.

3. Adjust minimum age to rent requirements

Owners can now edit the minimum age to rent! To update this, go to Listing > Access & Policies > Minimum age to rent. A few things to note:

  • The minimum age to rent will continue to default to 18, but can be increased to 25.
  • This information will appear in the House Rules sections on Airbnb and Vrbo.
    • Note: It is very tough to enforce this rule. Airbnb in most areas only restricts to age 18, even if you put this in your house rules.

4. Add custom house rules to your home listing

Homeowners and Advisors can now add custom house rules to their home listings by navigating to Listing > Access & Policies > Custom rules.

Adding custom house rules is great for homeowners who have specific rules they want to highlight to guests and potential guests. For example, adding specific quiet hours so guests are respectful of your neighbors or providing instructions on parking in the vicinity.
